Roof Repairs Gilberton - Terrace Rows, Heritage Villas and Every Job a Gilberton Roof Needs

Roof repairs Gilberton homes need most often fall into two patterns: on the heritage villa streets, failed pointing on original terracotta ridge capping and slipped tiles after wind; on the terrace and semi-detached rows, a shared ridge line or a box gutter running between two owners. Minor repairs $300 to $1,500. Restoration $3,500 to $7,000. Replacement from $25,000 + GST.

Why a Gilberton Roof Is Two Different Jobs in One Suburb

Most roof repairs in Gilberton come down to the same short fault list as anywhere in Adelaide's inner north: failed pointing on original ridge capping, slipped or cracked tiles after a wind event, a corroded valley or box gutter, a leak that has travelled from where it entered. What makes roof repairs in Gilberton different is that the suburb is really two housing types on the same streets, and the roof job is not the same on each.

Just over half of Gilberton is freestanding, and just under half is attached. In the 2021 Census, 55.0% of Gilberton dwellings were separate houses, against 78.0% across South Australia. The rest is 26.2% semi-detached, row terrace and townhouse, and 19.1% flats or apartments, against state rates of 14.6% and 6.8% (ABS Census 2021, Gilberton SAL40492). On the villa streets a Gilberton roof is a conventional single roof to access and stage. On the terrace and semi-detached rows it is a shared roof - one continuous ridge line running over several owners, a party wall two households share, a box gutter draining both halves of a semi-detached pair, and often no side access wide enough for a truck or a scaffold tower.

The heritage layer sits on top of both. Gilberton carries 248 heritage listings - 213 Contributory Items and 35 Local Heritage Places - and 244 of them fall inside a Historic Area Overlay. That is roughly one property in three. North Gilberton was subdivided in 1871, when 47 blocks were released north of Walkerville Terrace and built out with large villas for Adelaide's trade, finance, government and professional families; some of that premier stock is itself attached, including a pair of semi-detached houses built at 2-4 Edwin Terrace in 1897-98. Heritage and shared structure are not separate problems here - they are frequently the same house.

The third fact is who decides. 37.9% of Gilberton dwellings are rented and only 22.8% are owned with a mortgage, against state figures of 27.6% and 35.6%, and 13.5% of dwellings were unoccupied on census night. More of the roof decisions in this suburb are made by a landlord, a managing agent or a strata or community corporation than by an owner-occupier, and the brief is usually "make it sound and compliant for the lowest defensible cost" rather than "do the best possible job regardless". Gilberton's median weekly household income is $1,789 against $1,455 statewide - a real premium, but a modest one, and nothing like the two-and-a-half-times figure of neighbouring Medindie. A quote written for Gilberton as though it were a suburb of large heritage villas with owner-occupiers who can spend freely has misread half the street.

Do You Need Council Approval to Change a Roof in Gilberton?

On most of the older streets, changing the roof does need approval, and this is the single most expensive thing to discover after the work has started.

Gilberton contains 248 heritage listings: 213 Contributory Items and 35 Local Heritage Places. Of those, 244 fall inside a Historic Area Overlay under South Australia's Planning and Design Code - 165 inside Overlay Walk5 and 79 inside Overlay Walk4 - verified property by property against the overlay boundary rather than assumed from the street name. Between them the two overlays cover these Gilberton streets:

  • Gilbert Street - 46 listed properties (Walk5)
  • Walkerville Terrace - 20 in Walk5 and 14 in Walk4
  • Edwin Terrace - 25 (Walk4)
  • Torrens Street - 16 (Walk5)
  • Park Terrace - 14 (Walk5)
  • Eliza Street - 12 (Walk5)
  • Buckingham Street - 11 (Walk4)
  • Frederick Street - 11 (Walk4)
  • Matilda Street and Tyne Street - 9 each (Walk5)
  • Stephen Terrace - 7 (Walk4)
  • Garnet, Stour and Rose Streets - 7 each (Walk5)
  • Simpson Street - 6, Northcote Terrace and James Street - 5 each

Walkerville Terrace is the street that proves the point. It runs through both overlays - 20 listed properties are in Walk5, another 14 are in Walk4 - so the street name does not tell you which set of rules applies. The address does.

Here is what that means when you are standing in the driveway looking up. Under SA's Planning and Design Code, the partial or whole demolition of a building inside a Historic Area Overlay is development, and it is performance-assessed, which means it needs planning consent before anyone starts (State Planning Commission, Practice Guideline 3 - Historic Area Overlay). Taking the original roof off a Contributory building - stripping the terracotta or the iron - is partial demolition. Changing the material, colour or profile of a roof where it can be seen from the street is assessed against the Walkerville Historic Area Statement, which describes the masonry walls and corrugated-iron and tile roofs the overlay exists to keep. A like-for-like repair in matching materials generally is not development and generally needs neither consent. Replacing broken terracotta with matching terracotta is maintenance. Taking that terracotta off and putting Colorbond on the street-facing plane is a change to the historic streetscape, and it is a planning question before it is a roofing one.

One point of terminology, because it turns up in quotes. What older council plans called a Contributory Item is a Representative Building in the current Planning and Design Code - the same buildings, carried across when the planning system changed. A Representative Building is not given greater protection than any other building in the overlay; the assessment is the same either way. And in South Australia development approval is the umbrella term - it is made up of planning consent and building consent. If a roofer cannot tell you which of those your job needs, they have not checked.

Not every heritage-listed Gilberton property sits inside an overlay. Four Local Heritage Places fall outside both Walk4 and Walk5 - two structures at the river end of Severn Street, being the Gilberton Swing Bridge and the former swimming-pool gate, plus 1 and 66 Walkerville Terrace. Those carry their own approval requirements as individually listed places, separate from the overlay rules that apply to their neighbours.

We are roofers, not planning consultants, and we do not give planning advice. What we do is tell you before you commit which category your roof falls into, so the quote you accept is one that can actually be built. The Town of Walkerville runs a free heritage advisory service for owners of listed places and older homes in its historic areas - advice on repairs, maintenance, colour schemes and conservation work, through Council's Planning Team on (08) 8342 7100. Confirm your property's overlay status through the South Australian Property and Planning Atlas at sappa.plan.sa.gov.au, and read the policy itself in the Planning and Design Code.

Repair, Restore or Replace? What a Gilberton Roof Actually Needs

Cracked or crumbling pointing along the ridge and hip lines of an original terracotta roof, tiles otherwise soundRepointing and rebeddingThe most common job on the Gilberton villa streets. Original ridge capping bedded in rigid sand and cement has had a century of thermal movement. Flexible repointing fixes it without lifting a tile, and it raises no heritage question at all.
Faded, porous, lichen-covered tiles across a whole villa roof plane, pointing gone, structure sound and no saggingRoof restoration$3,500 to $7,000 against $25,000+ for replacement, and on a Contributory building inside Walk4 or Walk5 it is usually the only whole-roof option available without planning consent, because it keeps the original material and profile.
A leak or slipped tiles over one unit of a terrace row, the rest of the row unaffectedRoof repairsThe ridge line is continuous over the whole row. Work staged off one unit can disturb the neighbour's ridge, so it is scoped as a boundary job, not a solo repair - which is exactly why a general roofer's quote misses it.

Repeated leaks in different places, widespread tile deterioration, roof past 30 years, and the property is not inside Walk4 or Walk5Roof replacementOff the overlay, a Gilberton re-roof is a straightforward decision on merit. Tile to Colorbond is open to you and is usually the better long-term answer on a house you intend to keep.

The Gilberton Jobs We Do Most - Pointing, Tile, Terrace Rows and Leaks

Roof repointing Gilberton villa owners ask about most

This is the single most common tile roof repair we do on the Gilberton villa streets. Ridge and hip capping on original roofs was bedded in rigid sand and cement, and a century of Adelaide thermal cycling cracks the pointing, lets water past, and eventually loosens the caps themselves. Once a ridge cap has moved, every following rain drives water straight into the roof space at the highest point on the roof, which is why failed ridge capping produces leaks that seem to come from everywhere. Flexible pointing compound moves with the roof instead of fighting it, so rebedding and repointing outlasts the rigid mortar it replaces. Because it keeps the original material, profile and colour, repointing is normally maintenance rather than development - which makes it the one major roof repair that raises no heritage question on a Walk4 or Walk5 property. See roof repointing and rebedding.

Tile roof restoration on original terracotta

Gilberton's villa streets are a tile suburb, and on the heritage blocks that tile is largely original terracotta rather than modern concrete. Restoration here is slower than on a 1990s roof: broken tiles have to be matched to a profile that has not been manufactured in decades, which means salvage stock rather than a trip to the supplier. Colour matching matters more too, because on a Contributory building inside Walk4 or Walk5 the finished roof has to read as the original from the street. We work to AS 2050 for tile installation. Matching a discontinued profile is a tiling skill rather than a coating one, and what that trade covers is set out on our roof tilers Adelaide page. Full detail on tile roof restoration. Ask any roofer how they source a discontinued terracotta profile before you accept a quote - a roof restoration near me search will not tell you which of them has actually done it against a heritage overlay.

Roof repairs on Gilberton's terrace and semi-detached rows

Nearly half of Gilberton is attached housing, and a roof repair on a terrace row or a semi-detached pair is not the same job as on a freestanding house. The ridge line is continuous over the whole row, so lifting tiles to reach a fault above one unit can disturb the capping over the next. The party wall between two dwellings often carries a shared flashing or a parapet, and water getting past it enters both roof spaces. Many of these rows have no side setback, so access is off the front, through the house, or from a neighbour's yard by arrangement - which has to be organised before the crew arrives, not on the day. We scope a terrace-row repair as what it is: a job with a boundary in the middle of it. Where the fault sits at the junction between two roofs, the sensible version of the job is one repair commissioned by both owners together rather than two half-repairs that meet in the wrong place. See roof repairs Gilberton owners can get a written scope for.

Roof leak repairs Gilberton - two different leak patterns

On Gilberton's freestanding villas a leak behaves the way it does in neighbouring Medindie: water tracks a long way along a large single roof plane, running along battens, rafters and sarking under a wide hip or gable before it finds a ceiling to stain, so the entry point can sit metres from the mark. On the terrace and semi-detached stock the leak is usually much closer to the stain and almost always at a junction - the party-wall flashing, the shared valley between two pitches, the box gutter behind a parapet. Proper roof leak detection means getting into the roof space in daylight and following the water tracking back to where it enters, then correlating that with what the roof surface shows. Guessing from the ceiling and repointing the nearest ridge is how a leaking roof gets "fixed" three times and still leaks. A fourth cause worth naming on both housing types is condensation in a poorly ventilated roof space, which stains a ceiling exactly like a leak and cannot be fixed by anything done on the roof surface. Where the failure is a corroded gutter or valley rather than a tile, it becomes gutter repairs and licensed roof plumbing work. More on roof leak repairs.

Shared box gutters and roof drainage

Eave gutters and downpipes are one system, and on Gilberton's mature, tree-lined streets the system fails at whichever point clogs first - a downpipe blocked with leaf litter backs water up the gutter until it overflows into the roof. On the semi-detached stock there is a second, more expensive failure: the box gutter that runs between two roofs and drains both. When it corrodes through or overflows, both roof spaces get wet, and the repair sits on the boundary between two titles. Gutter replacement is priced per lineal metre including downpipes; a shared box gutter is quoted on inspection once we know its length, its fall, and whether both owners are commissioning the work together. See gutter repairs and replacement.

Hip and valley repairs and replacement

Gilberton's villa roofs carry more hips and valleys per square metre than a simple gable roof, because the large 1871-subdivision blocks were built with multiple roof planes meeting at angles rather than one straight ridge. Hip and valley repairs and replacement is accordingly one of the more common jobs on these streets - hip capping bedded in rigid mortar cracks with the same thermal movement that affects the ridge, and valley irons corrode from the base up under a century of accumulated leaf litter from the street trees. Where the iron itself has failed rather than just the pointing around it, valley replacement means lifting tiles on both sides and is priced on length and tile condition rather than as a flat rate. See roof repairs for the general repair pricing this falls under.

Flashings, chimneys, skylights and roof penetrations

Original Gilberton villas were built with chimneys, often more than one on a large house, and chimney flashings are one of the most reliable leak sources on that stock. Lead or lead-substitute flashing that has lifted, cracked or been poorly re-bedded during earlier work lets water down the flue cavity and into the wall. On the terrace rows the equivalent weak point is the parapet and party-wall flashing. The same applies at every other penetration - skylight flashings, vent pipes, aerial mounts, solar feet, and the junction where a rear addition meets the original roof. Cutting a new skylight into a street-facing plane of a Contributory building is a change visible from the road and sits in the same planning conversation as a material change; rear planes usually do not, and repairing an existing skylight flashing is maintenance either way.

General roof repairs

The regular Gilberton repair list runs to cracked and slipped tiles, failed flashings around chimneys and skylights, corroded valley irons, loose or missing ridge capping, and blocked or split downpipes. Both original terracotta and later concrete tile turn up on these streets and they fail differently - terracotta splits cleanly along the profile, concrete tile crumbles at the edges and delaminates. Typical Gilberton roof repairs run $300 to $1,500, and the fault decides the cost, not the postcode. Whether it is a single repair booked after a storm or a scheduled fix from an inspection, the price band is the same. Where a repair uncovers a second fault - and on a century-old roof it often does - we quote it separately rather than folding it silently into the job. If you are searching roof repair near me from a Gilberton address, the same band applies wherever you are in the postcode; proximity changes our response time, not the price.

Replacement, Colorbond and Metal Roofing in Gilberton

Roof replacement in Gilberton

A full roof replacement in Gilberton starts around $25,000 to $30,000 + GST. The smaller two-bedroom footprints common across the terrace stock sit at the low end; the larger villa roofs on the Edwin Terrace and Gilbert Street blocks run higher, and a big four-bedroom villa is $30,000 to $40,000 + GST. The usual variables apply - roof area, pitch, storeys, condition of battens and sarking - plus the one specific to this suburb: whether the property sits inside Walk4 or Walk5. That is settled at the inspection, before the quote. Detail on roof replacement Gilberton homeowners can plan around.

Colorbond roof replacement

Colorbond is the default answer across most of Adelaide for a roof at end of life - lighter than tile, no repointing cycle, long manufacturer warranty - and on Gilberton's non-overlay properties it is ours too. Inside Walk4 or Walk5 it is a more careful conversation, because taking street-facing terracotta off a Contributory building and replacing it with Colorbond changes exactly the material and profile the overlay protects. On a terrace row there is a second issue: one unit re-roofed in Colorbond mid-row breaks the visual run of the whole terrace, which is both a heritage question and a neighbour one. Rear planes not visible from the road are treated differently. We will tell you which of those you are dealing with rather than quoting first and discovering it later. See Colorbond roof replacement.

Metal roof restoration and metal roof repairs

Metal roof work is a smaller part of what we do in Gilberton than in newer suburbs, because the older housing stock here is predominantly tiled and heritage-constrained. Where we do see metal is on later rear additions, garages, and non-heritage infill on the streets outside the overlays - and on some of the apartment blocks in the south of the suburb. Metal roof restoration runs $55 to $75 per square metre, against $180 to $500 per square metre to replace it. See metal roof restoration.

Roof painting

Roof painting runs from $6,500 + GST for a typical single-storey home, or $20 to $50 per square metre, with heat-reflective roof coating from $1,500 + GST. Colour is not a free choice inside Walk4 or Walk5 where the roof is visible from the street, so a Gilberton roof painting job on a Contributory building is checked against the overlay before any colour is agreed. Off the heritage streets it is a straightforward cost upgrade. See roof painting.

Roof insulation, sarking and ventilation

The one time it is genuinely cheap to fix a Gilberton roof space is while the roof is already off. Original houses on these streets were built with no sarking and often minimal ceiling insulation, and a replacement is the only practical moment to add a sarking membrane, upgrade insulation and deal with roof-space ventilation. Poorly ventilated roof spaces trap moisture, which shows up later as staining that looks like a leak but is condensation. If you are replacing anyway, ask for insulation and ventilation to be quoted as line items.

Asbestos roof replacement

Gilberton's main heritage roofs mostly predate the fibre cement era, so asbestos roofing is uncommon on them. Where it turns up is on later additions - garages and rear outbuildings added from the 1940s onward, sometimes behind an older frontage. The rule does not change with the suburb: do not drill it, cut it, or pressure clean it, and have it identified before any work starts. Licensed removal detail on asbestos roof replacement.

Emergency, storm and commercial roofing

We work out of Kensington Park, 5.6 km from Gilberton, close enough to make same-day emergency roof repairs into postcode 5081 rather than scheduling them for next week. Emergency work is make-safe first - temporary cover, water diverted, ceiling protected - then a proper repair quoted once the roof is dry enough to assess. Storm damage in Gilberton arrives as wind that lifts already-loose ridge capping, falling limbs off the mature street trees that crack tiles in a localised patch, and hail that chips tile surfaces and dents metal and gutters. On a terrace row a wind-lifted section exposes the shared ridge over the neighbour too, so the make-safe often covers more than one title. Adelaide gets frontal wind and summer gust fronts, not the cyclonic weather some roofing pages claim - it is worth being wary of any local page that says otherwise. Gilberton is almost entirely residential; the short commercial strip on Walkerville Terrace aside, a Gilberton owner needing commercial work usually has a premises elsewhere, covered on our commercial roof repairs and commercial roof replacement pages, with warehouse and factory roofs on industrial roof repairs. Between storms, a booked roof maintenance visit is what keeps a small fault small.

How a Gilberton Roof Job Runs

Step 1. We Check Your Property's Overlay Status and Whether the Roof Is Shared

Before we quote anything structural we establish two things: whether the property is a Contributory building inside Historic Area Overlay Walk4 or Walk5, and whether the roof is shared - a terrace row, a semi-detached pair, or a strata block. Both change what is possible, so they come before the roof inspection, not after the quote is accepted.

Step 2. Inspection of the Roof and the Roof Space

Both, not just the outside. On the villa roofs the evidence of a flashing or valley failure is almost always visible from inside the roof space and invisible from the ground; on the terrace rows the roof space shows whether a fault crosses the party wall.

Step 3. Honest Assessment of Repair, Restore or Replace

We do all three, so we have no reason to push you toward the expensive one. If repointing fixes it, we say so rather than quoting a restoration.

Step 4. Itemised Written Quote

Every stage priced separately, with overlay status and any shared-structure or ownership question called out as line items rather than buried in a lump sum. Free and no obligation.

Step 5. Consent Confirmed Before Any Material Change

Where Walk4 or Walk5 applies and the job changes roof material, profile or colour, we confirm the planning position before work starts, not after.

Step 6. The Work, Then a Clean Site

Debris cleared, gutters checked on completion, and a walk-through of what was done and what we found.

Straight Recommendations for Gilberton Owners

  • If your home is on Gilbert Street, Torrens Street, Park Terrace or Eliza Street, assume it is a Contributory building inside Overlay Walk5 and get the planning position confirmed before you accept any quote that changes roof material or colour.

  • If your home is on Edwin Terrace, Buckingham Street, Frederick Street or Stephen Terrace, that is Overlay Walk4 - the same rule applies, with a different overlay code on the paperwork.

  • If you are on Walkerville Terrace specifically, check the individual address rather than the street. The street is split between Walk4 and Walk5, and four listed places nearby fall outside both overlays with their own separate requirements.

  • If you own one unit in a terrace row or one half of a semi-detached pair, talk to the adjoining owner before you book. A shared ridge line or a box gutter is cheaper and better done once, together, than as two half-repairs.

  • If you are a landlord or a managing agent, have the roof space inspected, not just the surface. On century-old stock the cheapest defensible repair is often not the one that is visible from the ground, and a missed valley or flashing becomes a ceiling replacement.

  • If your terracotta pointing is cracked but the tiles are sound, repoint rather than restore or replace. It is the cheapest of the three, it fixes the actual failure, and on a heritage property it is the one major job that raises no consent question.

Roofers Servicing Gilberton and the Surrounding Streets

We are based at 333 Glynburn Road, Kensington Park - 5.6 km from Gilberton - which is what makes same-day and emergency work into postcode 5081 realistic rather than aspirational. If you have been searching for roofers near me from a Gilberton address, that distance is most of the answer: we are not dispatching from the other side of the metro area. Not every result for roofing companies near me actually works inside a Historic Area Overlay - ask before you book, not after the quote arrives.

Gilberton is one of the suburbs covered by Adelaide Roof Repairs, and the full range - repairs, restoration, replacement and emergency work - is available here on the same terms as everywhere else in the catchment. Gilberton shares its heritage-overlay pattern and its mix of villa and attached housing with a tight ring of neighbours in the Town of Walkerville: Walkerville itself, Medindie Gardens on the same overlay streets, and Vale Park a little further north, with Medindie next door and Collinswood, North Adelaide and Prospect close by. The roofs on these streets share the same century of thermal movement in the ridge capping and, on the attached stock, the same shared ridge lines and boundary box gutters, and they are quoted the same way.

Whether the job is a $300 tile repair, a full replacement, or a whole-roof restoration, the quote is free, itemised and given in writing after an on-site inspection. We are licensed under the Building Work Contractors Act 1995 and fully insured, and the workmanship guarantee applies across Adelaide's eastern and northern suburbs the same way it applies in Gilberton.

FAQs

Common Questions About Roofing in Gilberton

Do I need council approval to replace my roof in Gilberton?

On most of the older streets, yes. 244 Gilberton properties sit inside Historic Area Overlay Walk4 or Walk5, where stripping an original roof is partial demolition - development that needs planning consent - and changing roof material, colour or profile where it is visible from the street is assessed against the Walkerville Historic Area Statement. A like-for-like repair in matching materials normally needs neither. Confirm your property with the Town of Walkerville first.

My house is in a terrace row - can you repair just my section?

Usually yes, but it is scoped as a boundary job. The ridge line is continuous over the whole row, so lifting tiles above your unit can disturb the capping over the next one. Where the fault sits at the junction between two dwellings, one repair commissioned by both owners together is cheaper and more durable than two half-repairs.

Who is responsible for the box gutter between two semi-detached houses?

The box gutter that drains both roofs is shared infrastructure, and when it fails both roof spaces get wet. Responsibility usually sits with both owners jointly, but it depends on the title and any strata or community arrangement. We quote the work on inspection and can price it for one side or for both owners commissioning it together.

How do I know if my Gilberton house is a Contributory building?

Check the street first. Overlay Walk5 covers listed properties on Gilbert Street, Torrens Street, Park Terrace, Eliza Street and others; Walk4 covers Edwin Terrace, Buckingham Street, Frederick Street and Stephen Terrace. Confirm an individual address through the South Australian Property and Planning Atlas at sappa.plan.sa.gov.au or with the Town of Walkerville. We check this as the first step of any Gilberton quote.

My property is on Walkerville Terrace - which overlay am I in?

It depends on the address. Walkerville Terrace runs through both Walk5 and Walk4 - 20 listed properties are in Walk5 and 14 in Walk4 - and two Local Heritage Places on the terrace fall outside both. The street name does not settle it, so we check the individual property before quoting.

Can I put a Colorbond roof on a heritage-listed Gilberton home?

Not automatically. On a Contributory building inside Walk4 or Walk5, converting street-facing terracotta to Colorbond changes the material and profile the overlay protects, so it is a planning question first. On a terrace row it also breaks the visual run of the whole terrace. Rear roof planes that cannot be seen from the road are treated differently, and off the overlay Colorbond is straightforward.

Who authorises roof work on a Gilberton flat or apartment block?

The strata or community corporation, because the roof is common property. We quote the corporation or its managing agent rather than an individual lot owner, and the scope covers the whole roof rather than one unit. Gilberton has a higher share of flats than most inner suburbs, so this comes up often here.

What does it cost to repoint ridge capping on a Gilberton villa?

Repointing runs $1,500 to $3,500 and rebedding with repointing $3,000 to $6,500, priced on total ridge and hip length rather than floor area. A villa roof with multiple gables and hips carries more capping than a two-bedroom terrace of the same footprint, so it sits higher in the range. It is the most common job we do on the villa streets and raises no heritage consent question.

Is there free heritage advice for Gilberton owners?

Yes. The Town of Walkerville runs a free heritage advisory service for owners of Local or State heritage places and older homes in its historic character areas, covering repairs, maintenance, colour schemes and conservation work. Contact Council's Planning Team on (08) 8342 7100. It is separate from a roofing quote and does not replace planning consent where that is required.

How quickly can you get to Gilberton in an emergency?

We work out of Kensington Park, 5.6 km away, and run same-day emergency response into postcode 5081. Emergency roof repairs in Gilberton are make-safe first - temporary cover, water diverted, ceiling protected - with the permanent repair quoted once the roof is dry enough to assess properly.

Why is Gilberton's roof work different from Medindie's?

Housing type. Medindie is 91% detached, freestanding houses; Gilberton is 55% detached, with 26% terrace and semi-detached and 19% flats. A Gilberton roof job is as often a shared ridge line, a party-wall flashing or a boundary box gutter as it is a large single villa roof, and more of the decisions are made by landlords, agents and strata corporations rather than owner-occupiers.
