The band your roof falls into is set by area. Where you land inside that band is set by six things, and any quote that does not mention them has not looked properly.

• Pitch. Anything over about 25 degrees needs different access and takes longer. A steep roof costs more to strip and more to lay.
• Storeys and access. Two-storey work means scaffold. A block with no side access means materials come through the front and debris goes out the same way, which adds labour to every stage.
• Battens and sarking. This is the big one, and it is the reason quotes get revised mid-job. On a tile roof over thirty years old the battens are frequently unserviceable once exposed, and there is no way to know for certain until the tiles are off. We price the likely scenario up front rather than discovering it later.

• Solar. Panels have to come off and go back on, and that is coordinated with your installer rather than absorbed silently into the roofing quote.

Converting a tiled roof to Colorbond is the most common re roof we do in Adelaide, and it is a bigger job than a straight metal roof replacement where an old steel roof comes off and a new one goes on. A metal roof replacement on an existing Zincalume or Colorbond steel roof is faster, cheaper and lighter on disposal, because the battens are usually already at the right spacing and there are no tiles to cart away.

The weight change is the point. A concrete tile roof on an average home carries somewhere in the order of 40 to 60 tonnes of tile. Colorbond weighs a fraction of that. The house sheds an enormous dead load, which is generally welcome on older framing - but it also means the roof structure was designed and built for tile, and the conversion has to account for that.

Battens almost always need attention. Tile battens are spaced for tile and are frequently in poor condition underneath, because nobody has seen them in decades. Metal roofing needs battens or purlins at the right spacing and in sound condition, so on most conversions this is new work rather than reuse. It is the single most common reason a re roofing quote gets revised, which is why we inspect the roof space before quoting rather than pricing from the driveway.

Sarking goes on where there was none. Most older Adelaide tile roofs have no sarking membrane at all. A conversion is the only practical moment to add one, and it is worth doing - it is the secondary defence against wind-driven rain and it manages condensation.

The finish is different too. Tile hides a multitude of small structural irregularities; long metal sheets do not. A ridge line that was never quite straight will show. Good preparation of the structure is what separates a metal re roof that looks right from one that reads as a cheap job from the street.

Tear-off and disposal

The existing roof comes off and goes away. On a tile roof that is a genuinely large volume of material, and disposal is a real line item rather than an afterthought.

Battens or purlins

Battens on a residential re roof, purlins on some carports, verandahs and commercial structures. Spacing is set by the profile of the sheet and the wind classification, not by whatever was there before. Any batten that is split, rotted or insect-damaged is replaced.

Sarking

A reflective foil membrane laid over the battens before the sheets go on. It is the secondary water barrier, it reflects radiant heat, and it is the first line of defence against condensation. Where a roof has none, we add it.

Anticon blanket, where specified

Anticon is a foil-faced glass wool blanket that goes between the sheet and the structure. It does what sarking does and adds genuine thermal and acoustic performance - see the insulation section below.

The sheet itself

Genuine BlueScope Colorbond steel, in your chosen profile and colour, laid to AS 1562.1 with correct fixings, correct end laps and correct side laps. Fasteners are cyclone-rated where required, with fresh neoprene washers - the fastener is the single most common failure point on any metal roof, so it is not a place to economise. Flashings, valleys, ridge and barge

A bare metal roof condensates. Steel cools rapidly overnight. Warm, moist air rising from inside the house hits the cold underside of the sheet and condenses into water, which then drips into the roof space. It presents exactly like a leak - damp patches, staining, wet insulation - except it is worst on clear cold nights with no rain at all. No amount of sealing on the roof surface will fix it, because the water is forming on the inside.

Anticon blanket solves it and does two other jobs at once. Anticon is a foil-faced glass wool blanket rolled out over the battens before the sheets go down. It separates the warm air from the cold steel so condensation has nowhere to form. It adds thermal resistance on top of your ceiling insulation, which matters in Adelaide summers when a bare metal roof radiates heat straight down. And it dampens the drum-on-a-tin-roof noise that people worry about with metal - rain on an insulated Colorbond roof sounds nothing like rain on a bare shed.

R value. Anticon comes in different thicknesses, with an R value typically from around R1.3 to R2.5 depending on the blanket. That R value sits on top of whatever is already in your ceiling. That is on top of whatever is in your ceiling. On a re roof it is far cheaper to install than to retrofit, because it goes down before the sheets do.

Insulated Colorbond panel is a different product again - a factory-bonded sandwich panel with an insulating core, used where a high performance roof is needed without a separate blanket. It is a higher spend and it suits particular projects rather than every home.

If you are re roofing anyway, ask for the blanket to be priced as a line item so you can see what it actually costs. Skipping it saves a modest amount on the day and is the most common regret we hear about afterwards.

Colour is the decision most people spend the longest on and get the least help with, so here is the practical version.

The range. Colorbond comes in twenty-two standard colours. The ones that come up most on Adelaide homes are Surfmist, Shale Grey, Dune, Windspray, Basalt, Monument, Woodland Grey, Ironstone, Jasper, Wallaby, Evening Haze, Classic Cream and Night Sky.

Light or dark is a performance decision, not just a look. Every Colorbond colour carries Thermatech solar reflectance technology, which reflects more of the sun's heat than a standard paint of the same colour. • If your Colorbond has faded but shows no rust perforation, recoat rather than replace. It is a fraction of the cost and the steel is the part that matters. Get someone on the roof to tell the difference between surface rust and rust through.

• If you are re roofing in metal, put anticon blanket in the quote. Skipping it saves a modest amount on the day. Retrofitting it later means lifting the roof you just paid for.

• If you want a dark colour, have it - but insulate. Monument on a bare metal roof in an Adelaide summer is a hot roof space. Monument over anticon is not.
