This is the single most useful thing to understand before spending money, and no other roofing page in Adelaide explains it.

A metal roof is not one product. It is steel sheeting, fasteners, neoprene sealing washers, lap joints, flashings and cut edges - and they have wildly different lifespans. The sheet is the longest-lived component by a wide margin. Everything that fails first is cheap and accessible.

Fasteners and washers. Roofing screws seal against the sheet through a neoprene washer. Neoprene perishes under Adelaide UV in well under half the life of the steel. Once it goes, the screw hole leaks and rust starts at the fixing. On a roof past twenty years, replacing every fastener is routine restoration work - not a sign the roof is finished.

Cut edges. Colorbond and Zincalume are coated before they are cut. Every sheet end, every hole drilled on site, every trimmed valley is bare steel protected only by the zinc-aluminium alloy migrating across the edge. Cut edges corrode first, always.

Lap joints. Where two sheets overlap, capillary action draws water up between them and it does not dry. Resealing laps is a standard restoration stage and it stops a category of leak that presents identically to a hole in the roof.

Dissimilar metals. A copper or lead flashing sitting against steel sheeting will rust the steel out at the contact line through galvanic corrosion. So will a stray copper offcut left in a gutter. This kind of rust is a materials mistake rather than age, and coating over it without separating the metals guarantees it comes back.

The sheet itself goes last, and it goes at the bottom of the lap or the bottom edge where water sits, not in the middle of a span. When a roofer tells you a metal roof "needs replacing" without having checked the fasteners, get another opinion.

Most of what people call metal roof restoration is, in practice, a decision to repaint metal roof surfaces properly. The right paint for roof metal work is chosen off the substrate, not the brochure. Done right it lasts; done as a single coat of the wrong product over a dirty surface it peels within two summers and takes the next contractor twice as long to strip.

Preparation is most of the job. High-pressure clean to remove chalked oxide, dirt, lichen and salt. Any surviving loose coating comes off. Rust is wire-brushed or ground back to sound steel. This stage is unglamorous and it is what separates a ten-year finish from a two-year one.

Primer. A metal roof primer paint is not optional and it is not the same product as the topcoat. On bare or rusted steel you need an etch or a rust-converting primer that bonds to the substrate. On factory-finished Colorbond you need a primer that keys to a smooth, cured, weathered paint system. Using the wrong primer paint for metal roof surfaces is the most common cause of failure we see on somebody else's recent work.

Topcoat. Two coats of a proprietary metal roof membrane or acrylic roof coating, applied to the manufacturer's spread rate. Skimping the second coat halves the life and cannot be seen from the ground.

Spray or roll? We spray paint metal roof surfaces on most jobs because it delivers a uniform film thickness across ribs and valleys where a roller bridges and thins. Roll and brush are used for cut-ins, flashings and detail. Anyone spraying without masking your windows, solar panels, paving and the neighbour's car is going to create a problem.

The best paint for a metal roof is a purpose-made roof coating system - primer plus topcoats from the same manufacturer, rated for roof-grade UV and thermal movement. There is no single best paint for metal roof work independent of the substrate: the right answer for old galvanised iron is not the right answer for cured Colorbond, and the best paint for old metal roof surfaces is whichever primer will bond to what is actually left of the original coating.

Exterior metal roof paint sold for sheds and fences is not the same specification. Roof-grade product carries higher solids, better UV package and the flexibility to handle a steel roof expanding and contracting through an Adelaide summer day.

Paint for sheet metal roof work is not the same specification as wall or fence coating, even where the tin looks identical on the shelf. The best way to paint a metal roof is in this order, and skipping a step is where the money gets wasted: clean, treat rust, replace fasteners, reseal laps, prime to substrate, then two topcoats at the stated spread rate. The best way to paint metal roof surfaces is never a single coat over a hosed-down roof, however good the product.

Method. We spray the field of the roof and cut in by hand at flashings, penetrations and edges. Spraying delivers even film thickness across ribs where a roller thins on the high points, and film thickness is the whole game.

Steel roof paint and roof paint for metal roof surfaces are the same category of product - naming varies by supplier rather than by chemistry. What matters is roof-grade specification, a matched primer for metal roof substrate, and two coats. Metal paint for roof use is not interchangeable with wall paint.

A repaint is the one chance to change how hot your roof space gets, and most people spend it on colour alone.

Matching an existing roof. Colorbond colour names have changed over the decades and several have been discontinued. On a partial job we bring samples to the roof rather than matching from a photograph, because a weathered roof never matches its original swatch.

Colorbond roof restoration, steel roof restoration, iron roof restoration and tin roof restoration all describe work on the same broad category - but the material genuinely changes the job, so it is worth knowing which you have.

Colorbond. Zincalume steel with a factory-baked paint finish. Restoration means cleaning, keying that finish so a new system will bond, replacing fasteners and recoating. Colorbond roof repairs are usually fastener, lap and flashing work rather than sheet work, and a Colorbond roof leaking repair is nearly always a washer or a lap rather than a hole. Colorbond roof restorations across Adelaide follow the same sequence regardless of how faded the factory finish has gone.

Zincalume. Unpainted zinc-aluminium coated steel, silver when new. Extremely durable but it dulls and streaks, and once the alloy layer is compromised it rusts like anything else. It takes paint well after proper preparation.

Galvanised steel and old corrugated iron. The original material on countless eastern suburbs sheds, rear extensions, verandahs and outbuildings. Galvanised roof paint work here is often the highest-value restoration on the property, because replacing a heritage corrugated iron verandah roof costs far more than restoring one and loses the character in the process. Painting corrugated iron roof surfaces has one wrinkle worth knowing: the profile roughly doubles the actual surface area against a flat sheet, so paint for corrugated metal roof work covers less ground per litre than people expect. Roof paint for corrugated iron and the best paint for corrugated metal roof surfaces are the same rust-converting primer plus roof-grade topcoat as any other old steel - the difference is quantity and cut-in time, not chemistry. Paint for corrugated roof profiles is quoted per square metre of roof, not per square metre of steel. Well-executed painted corrugated metal roofing is the single most transformative result in this trade.

Corrugated iron roof repairs are usually sheet-end, fastener and lap work rather than whole-sheet replacement, and individual sheets can be matched to an existing profile in most cases.

Metal tile roof repair. Pressed metal tile profiles - Decrabond and similar - look like tile from the street and behave like sheet steel underneath. They restore the same way, but the fixing pattern differs and the panels are more easily damaged underfoot.

"Tin" roofs. There is no tin in a tin roof. The term covers galvanised iron, Zincalume and Colorbond interchangeably in everyday use, so tin roof repair, tin roof repairs and tin roof restoration mean whatever material is actually up there. We work out which it is at the inspection, because the treatment differs.

Standing seam and architectural profiles. Painting standing seam metal roofing is done the same way but the seams need cutting in by hand rather than sprayed over flat, which adds labour.

A properly restored metal roof does not look like a repaired roof. It looks like a new one from street level, which is why restoration is so often the right call on a house being prepared for sale or on a rear extension that lets down an otherwise well-kept property.

What changes visibly: chalked, faded colour returns to full depth. Rust streaks below every screw head disappear. Lichen and oxide staining goes. The roof reads as a single consistent surface again rather than a patchwork of weathering.

What changes that you cannot see: every fastener is new and sealing, laps and flashings are resealed, treated rust has stopped advancing, and the steel has a fresh sacrificial coating standing between it and another twenty Adelaide summers.

What restoration does not do is add structural life to perforated steel. If the sheet is holed, a beautiful finish over it is a beautiful finish over a roof that still leaks. We will tell you that at the inspection rather than after.

UV load. Adelaide summers put a hard, sustained UV load on a roof. It is the paint system and the neoprene washers that take that damage, not the steel, which is exactly why a roof can look finished while being structurally fine.

Thermal cycling. A metal roof can swing forty degrees in a day here. Steel expands and contracts, working every fastener and every lap joint slightly, every day, for decades. That movement is what eventually loosens screws and opens laps - and it is why a roof coating has to stay flexible rather than simply hard.

Salt, inland from the coast. Our eastern suburbs footprint sits inland, in a more favourable corrosion category than the coastal suburbs. Metal roofs here last longer and restore more successfully than the same roof would at Semaphore or Brighton.

The eastern suburbs housing pattern. Most homes through Burnside, Dulwich, Toorak Gardens, Kensington and Rose Park were built before 1970 with tiled main roofs - so the metal on these properties is typically the rear extension, the verandah, the carport, the garage or the original corrugated iron outbuilding. Those are smaller roof areas where restoration is overwhelmingly the economic answer, and where a full replacement would be spending re roof money on a section of roof nobody sees from the street. It is also why heritage-appropriate corrugated iron work matters more here than in newer suburbs.

• Before accepting a re roof quote, ask whether the fasteners were checked. A roof condemned on rust streaks below the screw heads has usually been condemned on perished washers, which is a restoration job at a third of the price.

• Ask for the quote itemised per square metre, by stage. Clean, rust treatment, fasteners, primer, topcoats. A single lump sum tells you nothing, and the stage that gets quietly dropped is always preparation or the second coat.

• If the coating has failed but the steel has not, restore now rather than next year. Surface rust is treatable and cheap. Rust perforation is not treatable at all, and the gap between the two is a couple of Adelaide summers.

• Do not let anyone coat over rust without treating it. It looks identical on handover day and it fails within eighteen months. Ask specifically what happens to the rust, and get the answer in writing.

• If you want a dark roof, decide about the roof space at the same time. The paint decision and the insulation decision are cheapest made together, and almost nobody thinks about the second one until the first hot February.
