Roof plumbing is the trade that manages water from the moment it hits the roof to the moment it enters the stormwater system. If you picture the roof as a catchment, roof plumbers own everything that catches, directs and discharges - and almost nothing that sits inside the house.

Guttering and downpipes. Repair, replacement, re-fall and sizing. This is the bulk of residential roof plumbing work and it has its own page - see gutter repairs and replacement for profiles, costs and what fails first.

Flashings. The sheet metal at every junction - chimney, parapet, wall abutment, skylight, vent, solar mount. Flashings are where most roofs leak, because a junction has to accommodate two materials moving at different rates.

Box gutters and valleys. The high-consequence ones, because they drain inside the building line. Correct fall, sump sizing and a functioning overflow are the three things that separate a box gutter that lasts from one that puts water through a ceiling.

Metal roof sheeting. Colorbond and Zincalume roofing is sheet metal work. Laying it to AS 1562.1 with correct laps, fixings and washers is roof plumbing, not tiling. See Colorbond roof replacement.

Roof penetrations. Vents, whirlybirds, flues, aerials, solar mounts. Anything that puts a hole in a roof needs flashing properly, and a surprising share of leaks trace back to a penetration someone else installed.

Stormwater above ground. Sizing and connecting downpipes to the stormwater system, and confirming that the connection still exists - on older homes it frequently discharges to a garden bed that has since been paved.

Roof plumbing is not general handyman work and it is not unregulated. In South Australia, roof plumbing and roofing work carried out for a fee sits under the Building Work Contractors Act 1995, administered by Consumer and Business Services. A licensed roof plumber has to hold the appropriate licence to contract for that work, and the work carries statutory warranties under the same Act.

What that means for you as the owner:

• Statutory warranty applies to the work by law, separate from whatever warranty the contractor offers on top
• Insurance claims are cleaner when the work was done by a licensed contractor, because assessors ask
• Unlicensed work can complicate a sale, since building work carried out without the correct licence can surface during a conveyancing search
• Plumbing connections to stormwater must comply with AS/NZS 3500.3

Licensing sits with each state rather than nationally, so a licensed roof plumber Australia wide is licensed under their own state's scheme - in South Australia that is Consumer and Business Services. The technical standards, AS 1562.1 for metal roofing and AS/NZS 3500.3 for stormwater, apply everywhere.

When you are comparing local roof plumbers, ask for the licence number and check it. Any licensed roof plumber will give it to you without hesitation, and it takes a minute to verify.

Most residential roof plumbing sits between $300 and $1,500. That covers the majority of what people call about - a leaking gutter joint, a failed flashing, a rusted valley section, a downpipe that has come away, a roof penetration that was never flashed properly.

Larger work is priced by measurement rather than by the hour:

Call out is $0. We do not charge to attend, inspect and quote. That matters more in roof plumbing than in most trades, because the diagnosis genuinely requires getting on the roof - and a call-out fee creates pressure to find work that justifies the trip.

Beware fixed hourly quotes given over the phone. A roof plumber who prices without seeing the roof is either padding for the unknown or is about to revise the quote once they arrive.

An emergency roof plumber is what you need when water is actively coming in - a storm has lifted sheeting, a box gutter has blocked and backed up, a valley has given way mid-downpour, or a downpipe has separated and is discharging against the wall.

What we do on an emergency call is stop the water entering the building. That is usually a temporary measure - a tarp, a temporary flashing, clearing a blocked sump - followed by a proper repair once the weather has passed and the roof can be worked on safely. Anyone promising a permanent fix in the middle of a storm is not being straight with you.

If the ceiling is holding water, get everyone clear of it and put a container underneath before you pierce it. A saturated plasterboard ceiling comes down as one sheet.

Almost every emergency we attend was preventable and visible twelve months earlier. A maintenance roof plumber visit is unglamorous and it is the cheapest roofing money you will ever spend.

What an annual or biannual check covers:

• Gutter fall and standing water, which is the single best predictor of where the next failure will be
• Back edge of the guttering, the part no one can see from the ground
• Flashings and valleys, especially where a previous repair used sealant as a substitute for sheet metal
• Downpipe discharge, confirming the water is still going where it was designed to go
• Box gutter sumps and overflows on attached homes, before autumn rather than during it
• Fastener and washer condition on metal roofs, which fail long before the sheet does

In the eastern suburbs the right time is late summer, before the first real autumn rain, while the gutters are dry and full of the season's leaf litter rather than wet and full of it.

A metal roof plumber does the sheet metal side of roofing - laying and fixing Colorbond and Zincalume to AS 1562.1, with correct sheet laps, fixing patterns, and washers that suit the profile.

What fails on a metal roof is rarely the sheet. It is the fasteners, the neoprene washers that perish under UV, the lap joints where sheets meet, and the flashings at every junction. Where rust does appear it starts at the cut edges, around fixings, and anywhere two dissimilar metals touch - a copper or lead flashing against steel sheeting will rust the steel out at the contact line, and that kind of rust is a materials mistake rather than age. All four are roof plumbing work, and all four can be renewed on a roof whose steel is still perfectly sound - which is the difference between a repair costing hundreds and a replacement costing tens of thousands.

Commercial roof plumbing is a different problem to residential, and it is mostly about box gutters.

A warehouse, factory or strata building typically has a large low-pitch roof drained by internal box gutters into sumps and downpipes that run inside the building. There is no eave gutter to overflow harmlessly onto a garden. When a commercial box gutter blocks or is undersized, the water goes into the tenancy - which is why a box gutter failure on a commercial roof is a stock and business-interruption event rather than a ceiling repair.

What commercial roof plumbers deal with that residential work does not:

• Box gutter capacity and overflow provision designed to AS/NZS 3500.3 rather than matched to what was there
• Sump and rainhead sizing, including secondary overflow that discharges outside the building line
• Syphonic drainage systems on larger roofs, which move far more water through smaller pipework but fail differently when they are wrong
• Long-run sheeting and expansion, since a fifty-metre run moves measurably with temperature
• Access and safety systems, anchor points and working around an operating business

• If water is coming through a ceiling, call a roof plumber before a general plumber. Most ceiling leaks are a flashing, valley or gutter, not a pipe. Starting with the wrong trade costs you a call-out and a day.

• Ask for the licence number and check it. Roof plumbing is licensed work in South Australia and carries statutory warranty. A contractor who hesitates on this question has answered it.

• Do not accept sealant as a repair at a junction. Silicone at a flashing is a finish over correctly formed sheet metal, not a substitute for it. A junction held together with sealant will be back inside two seasons.

• Book maintenance for late summer, not mid-winter. Everything is dry, accessible and diagnosable before the first real rain, and you are not competing with everyone whose roof has just started leaking.

• On an attached or semi-detached home, find out where the box gutter drains before it fails. It is shared infrastructure and far easier to resolve as maintenance than as a claim.
