Most people call about a gutter when water has already gone somewhere it should not. By then the gutter is usually not the only thing that needs attention, which is why roof and gutter repairs are quoted together rather than as two visits.

Leaking joints and stop ends. Silicone at a gutter join has a life of a few years, not a few decades. When it goes, water runs down the outside of the fascia and stains the wall below. Resealing is a small job caught early and a fascia replacement caught late.

Lost fall. Guttering is laid to a slight fall toward the downpipe. Brackets sag, a section gets stood on, and suddenly water sits in the gutter instead of leaving it. Standing water is what turns a galvanised gutter into a rusted one, so this is worth fixing on its own merits even when nothing is leaking yet.

Rust at the back edge. The back of a gutter sits against the fascia and never dries properly. It is where most gutters die and the one place a homeowner cannot see from the ground.

Failed or missing brackets. Bracket spacing matters more than people expect. Too far apart and the gutter deforms under a full load of water and leaf litter, which in the eastern suburbs is most of autumn.

Overflow that is not the gutter's fault. A correctly installed gutter still overflows if the downpipe cannot clear the water fast enough. We check downpipe sizing before recommending anything, because replacing guttering to fix a downpipe problem is a common and expensive mistake.

Roofing and gutters are a single water-management system and they fail as one. A tile that has slipped at the eave line spills water behind the gutter rather than into it. A rusted valley dumps a third of the roof's water into two metres of guttering that was never sized for it. Ridge capping that has lost its pointing sheds grit that settles in the gutter and holds moisture against the base.

That is why a gutter roof repairs call so often turns into a short list rather than a single item, and why we would rather find all of it at the quote stage than have you pay for access three times in two years. Are they licensed? Gutter work is roof plumbing, and roofing and guttering services carried out for a fee are licensed work in South Australia under the Building Work Contractors Act 1995. What warranty comes with it? Two separate things. Statutory warranty applies to the work by law under the same Act, whether or not anyone mentions it. On top of that sits the manufacturer warranty on the guttering itself - Colorbond carries one, unbranded steel often does not, which is part of why the cheap quote is cheap. Ask which material is in the quote and what warranty comes with the workmanship, and get both in writing.

What does "affordable" actually mean in the quote? Affordable roofing and gutters should mean the right scope at a fair rate. A quote well under everyone else's usually has less in it - fewer downpipes, no fascia allowance, no stop ends, or a partial run where the others quoted the full elevation. What happens when they find something? Every gutter job has a chance of finding rotten fascia once the old run is off. Partial replacement is often the right answer. North and west elevations take the weather and fail first in Adelaide. If one run is perforated and three are sound, replacing the one run from $2,500 is the honest recommendation even though replacing all four would be a bigger invoice. New roof and gutters together. If the roof is coming off anyway, replace the guttering while the edge is exposed and the access is already paid for. Materials. Colorbond steel guttering in the full colour range, and Zincalume where an unpainted finish suits. Both substantially outlast the galvanised guttering they replace on homes from the 1960s and 1970s. We do not use plastic guttering.

Gutter restoration instead of replacement. Not every tired-looking gutter needs replacing. Where the metal is sound but the run has lost fall, filled with debris and started holding water, a gutter restoration - clear, re-bracket, re-fall, reseal the joints and stop ends - returns it to service for a fraction of a replacement. We will tell you when that is the honest answer. A roof and gutter restoration done together, while the roof is being cleaned and coated anyway, is cheaper again.

Roof and gutter replacement as one job. Where both are at end of life, roofing and gutter replacement quoted together saves the access cost twice over and means the new guttering is set to the new roof line rather than to the old one.

This is the part almost nobody explains, and it is the reason a lot of guttering gets replaced when it did not need to be.

A gutter can only discharge as fast as its downpipes let it. • Downpipe count and diameter against that area
• Whether the downpipe actually connects to stormwater, or discharges to a garden bed that has since been paved over
• Overflow provision, so that when the system is overwhelmed the water goes outside the building line rather than into the eaves

On older eastern suburbs homes we regularly find one downpipe doing the work of two, usually because an extension added roof area without adding drainage.

A box gutter runs between two roof planes, behind a parapet, or along a party wall between two attached homes. It is not visible from the street and it drains inside the building line, which is what makes it different from every other gutter on the house. When a normal gutter overflows, the water goes outside. When a box gutter overflows, it goes into the ceiling.

This matters more in Adelaide's eastern suburbs than almost anywhere else in the state. In Dulwich, 28.5% of dwellings are semi-detached or attached against 14.6% across South Australia - and a shared party wall between two homes usually means a box gutter running along it, draining a roof area that belongs to two different owners. The same pattern runs through the older attached housing in Norwood, Kensington and Rose Park.

Box gutters need three things a standard gutter does not: correct fall along a much longer run, a sump and downpipe sized properly for the catchment, and a functioning overflow so a blockage discharges outside rather than through the ceiling. Most of the box gutter failures we attend are missing the third.

Valley gutters are the other high-consequence one. A valley carries the water from two roof planes into a single channel, so it moves far more water per metre than any eave gutter. Valley gutter repair is common on tiled roofs where the original galvanised valley iron has rusted through under the tiles - which cannot be seen without lifting them. Valley gutter replacement means lifting and re-bedding the tiles either side, so it is priced as roofing work rather than guttering work.

If your home is attached to your neighbour's, raise the box gutter with them before it fails. Shared drainage is far easier to sort out as maintenance than as a claim.

Gutter guard works well against leaves large enough to sit on top of the mesh and blow off. It works poorly against fine debris - gum blossom, seed capsules, wattle, pine needles - which passes through the mesh or forms a mat on top that sheds water straight over the edge.

That distinction matters in the eastern suburbs specifically, because the street tree planting here is heavily eucalypt. In Dulwich alone there are more than 1,200 street trees, and a mature gum drops fine material continuously rather than in one autumn dump. A guard sized for oak leaves will disappoint you under a gum.

What we look at before recommending it:

• What is actually falling - large leaf, fine blossom, needle, or bark ribbon
• Roof pitch, since steeper roofs throw debris further and clear guards better
• Whether the guard suits the profile - half round and box gutters need different products to quad
• Ember protection, which is a separate specification and matters on the hills-facing fringe

Guards reduce cleaning frequency. They do not eliminate it, and any installer telling you they do is selling you the annual clean back later as an emergency.

Gutter guard types, briefly. Aluminium mesh is the common choice and the most durable under Adelaide sun. Steel mesh suits ember protection but costs more. Plastic and PVC gutter guard becomes brittle within a few summers here and we do not recommend it. Foam inserts sit inside the gutter and hold moisture against the base, which is the opposite of what you want on a run you are trying to keep from rusting.

A gutter guard on a failing gutter is money wasted. Fit the guard after the run is sound and falling correctly, not as a way of postponing the repair - once the guard is on, the gutter underneath is harder to inspect and easier to ignore.

The fascia is the timber or metal board the gutter is fixed to, and it is the first thing a leaking gutter destroys. Back-edge overflow soaks it from behind, so by the time paint is bubbling on the front the timber behind is usually gone.

Replacing guttering onto rotten fascia is pointless - the brackets have nothing to hold. We check the fascia at the quote stage, because finding it after the old gutter is off means a variation you did not budget for.

Options are like-for-like timber, or capping the existing fascia in Colorbond so it never needs painting again. On a full gutter replacement, capping the fascia at the same time is the cheapest it will ever be, since the gutter is already off.

The rainfall pattern. Adelaide gets most of its rain in short, hard bursts. Systems are stressed at peak intensity, not by total volume, so a gutter and downpipe arrangement that looks adequate on paper can overflow several times a year.

The dry months. Between November and March a gutter sits full of dry leaf litter. The first real autumn downpour turns that into a saturated mat that holds moisture against the base of the gutter for weeks. That is the corrosion cycle, and it is why Adelaide gutters rust from the inside.

The tree canopy in the east. Burnside, Dulwich, Toorak Gardens, Kensington and Rose Park have some of the densest established street tree cover in metropolitan Adelaide, and much of it is eucalypt. Continuous fine debris is a bigger problem for guttering than a heavy autumn leaf drop, because it never stops long enough for anything to dry out.

The housing stock. Much of the eastern suburbs was built before 1970, which means original galvanised guttering has long passed design life, and attached and semi-detached homes bring box gutters and shared drainage into the picture.

Hail. Adelaide gets damaging hail infrequently but severely. Gutters and the roof edge take it first.

• If water is going over the back edge rather than the front, treat it as urgent. Front-edge overflow is a nuisance. Back-edge overflow is soaking your fascia and wall cavity and will cost several times more in six months than it does today.

• Before replacing anything, have the downpipe sizing checked. A large share of gutters replaced for overflowing did not need replacing. Sizing downpipes to AS/NZS 3500.3 against actual roof area is cheaper than a full re-gutter and fixes the real problem.

• If your roof is being restored or replaced, do the gutters in the same job. You are paying for the access either way. Splitting the two jobs across two years means paying for it twice for no benefit.

• If your home shares a wall with your neighbour's, find out where the box gutter drains before it matters. Shared drainage is straightforward as maintenance and difficult as a dispute after a ceiling has come down.

• Compare quotes on the lineal metre rate, not the total. Totals vary with how much guttering a house has. The rate tells you whether you are being charged fairly, and anyone unwilling to give you one is not quoting from a measurement.
