Cleaning, sealing and coating are frequently searched as separate services. In practice they are stages of a roof restoration, and buying them in isolation is where most money gets wasted on Adelaide roofs — a coated roof over unrepaired tiles and failed pointing is the clearest example.

Roof cleaning. High pressure cleaning strips lichen, moss and biological growth off tile. On its own it improves appearance for a season, but a cleaned roof with failed pointing is still a roof with failed pointing. Cleaning is the necessary first stage of restoration, not an alternative to it. Anyone coating over unrepaired tiles, crumbling bedding and cracked pointing is selling you a roof that looks restored and behaves exactly as it did before. Roof sealing. Sealing usually refers to the same coating stage described in terms of its waterproofing function. On porous concrete tile the sealer and topcoat reduce water absorption, which is genuinely useful — provided the tiles underneath are sound.

Terracotta is different. Glazed terracotta tiles are not painted. Their surface is fired, not coated, and it does not need a topcoat. Terracotta restoration means cleaning, replacing broken tiles, and rebedding and repointing the capping. Any quote offering to "paint" a glazed terracotta roof is proposing something that will peel.

Terracotta is what most eastern-suburbs roofs were built with, and it is a genuinely different job from concrete. Profiles laid before the 1940s are long discontinued, so matched tiles come from salvage rather than a supplier. Older terracotta can also begin fretting - the surface crumbling to powder - which changes whether restoration is possible at all. And unlike concrete, terracotta should generally not be coated.

Concrete tile is the standard on Adelaide homes built from the 1960s onward, and it is the more predictable job: Boral and Monier profiles are still manufactured, so matching replacements is a supplier order rather than a salvage hunt. Concrete delaminates rather than cracking - the surface layer lifts and flakes, taking the colour with it - which is why concrete roofs look chalky long before they leak, and why coating transforms them.

Iron roof restoration, steel roof restoration and tin roof restoration all describe the same category of work on metal roofing, and it is a completely different process to tile.

There is no pointing and no bedding. A metal roof restoration is rust treatment, fastener and washer replacement, resealing of lap joints, then priming and recoating to AS 1562.1. The failure points are the screws, the laps and the cut edges rather than the sheet itself, which is why a metal roof that looks past saving from the ground is often structurally fine and simply needs re-screwing and recoating.

Pointing compound. Pointing is the visible mortar along ridge and hip lines. Rigid cement-based pointing cracks under Adelaide's UV load and thermal cycling within a few years — which is exactly why so many roofs need repointing again far sooner than they should. Bedding versus pointing. These are two different things, and quotes routinely conflate them. Bedding is the mortar bed underneath the ridge cap holding it in position; pointing is the finishing compound over the top. Repointing over failed bedding is cosmetic — the cap is still sitting on crumbling mortar, and it fails from underneath regardless of how good the pointing looks.

Tile porosity. Concrete tiles lose their factory surface coating over decades and become porous, absorbing water rather than shedding it. A porous tile is heavier when wet, degrades faster, and will not hold a topcoat without a full primer coat first. This is why primer is non-negotiable on concrete tile and why coating a roof without it peels.

Lichen, moss and biological growth. More than cosmetic. Lichen holds moisture against the tile surface and its root structures work into the tile face, accelerating deterioration. It has to come off completely before coating, not be painted over.

Valley iron and flashings. Restoration covers the tile field and capping. It does not automatically include valley iron or flashings — the components that actually cause most leaks. A rusted valley under a freshly restored roof leaks exactly as it did before. We inspect these and flag them separately rather than quietly coating around them.

Sarking. The membrane beneath the tiles. Restoration does not replace sarking — that only happens on a full roof replacement. If sarking is torn or absent and leaks are the reason you're considering restoration, restoration may not solve the problem, and we will tell you that at inspection rather than after.

"We offer a warranty" is not a specification. On an Adelaide roof restoration there are three separate layers of cover, and they protect different things.

Coating manufacturer's product warranty. Covers the coating product itself against premature failure, with the term set by the manufacturer and conditional on the product being applied at the specified spread rate over correctly prepared substrate. That condition matters: a coating warranty is typically void if the product was thinned, under-applied, or put over an unclean or unprimed roof. It covers the paint, not the workmanship.

Workmanship guarantee. Covers the restoration work itself — the cleaning, tile replacement, rebedding, repointing and application. Most restoration failures inside the first few years are preparation failures rather than product failures, which is precisely the category a product warranty excludes. Statutory warranty under South Australian law. The layer nobody advertises, because it exists whether or not a contractor mentions it. Under the Building Work Contractors Act 1995, domestic building work carries statutory warranties — work must be carried out with care and skill, using suitable materials, in accordance with the agreed plans. Claims can be made for up to five years after completion, with breach of contract or negligence claims capped at ten years. Ask any roof restoration quote which of the three it's actually offering. A quote naming only the coating warranty has covered the paint and nothing else.

Solar panels. South Australia has among the highest rooftop solar penetration in the world, so most restorations we quote involve panels already installed. Restoration is usually possible with the solar array in place — cleaning, repointing and coating all work around it — but the roof directly beneath the panels cannot be properly cleaned or coated without removing them.

Which situation applies comes down to where the roof actually needs work. If the pointing and tiles under the array are sound, the restoration proceeds around the panels and costs no more. If they aren't, solar panel removal and refit is coordinated with a licensed solar installer, since disconnecting and remounting an array is electrical work rather than roofing. We identify which of the two applies at inspection rather than discovering it on the day.

One thing worth checking while a restoration is being planned: the roof penetrations under a solar mounting system. Many older solar installations rely on sealant rather than properly flashed penetrations, and those are a common leak source we find during restoration inspections — sitting directly under an array where nobody has looked in years.

Why Adelaide roofs need restoration when they do. Summers run hot and dry — January and February average above 29.5°C with only two to three rain days a month — and that sustained UV load is what dries out and cracks pointing compound years before the tiles themselves show meaningful wear. If a quote doesn't itemise the stages, don't accept it. A restoration is five distinct pieces of work — clean, replace tiles, rebed, repoint, coat. A single lump-sum price with no breakdown makes it impossible to tell which of those you're actually buying, and rebedding is the one most often quietly omitted.

If you're being sold roof painting on its own, ask what happens to the pointing. Coating a roof with failed pointing is the most common way money gets wasted on an Adelaide roof. It looks finished and fails on the same timeline it would have anyway.
