Repaint Roof Tiles - Concrete, Terracotta and What the Difference Means
Most roof painting in Adelaide is tile roof painting, and the single most important question is which tile you have. Nobody asks it often enough and it changes the answer completely.

What it does. A heat reflective coating reflects a far higher proportion of solar radiation than a conventional paint of the same colour. The roof surface runs cooler, so less heat is conducted into the roof space, so the ceiling below stays cooler and air conditioning works less hard through an Adelaide summer.
When it is genuinely worth it. On a dark roof, on a west-facing roof plane, on a home with a poorly insulated or shallow roof space, and on any house where the upstairs or the rear rooms are noticeably hotter than the rest. Those are the cases where you feel it.

Roof painting looks like one job and is really four. Everything that determines how long it lasts happens before the colour goes on, which is exactly why the cheapest quote is usually cheap.

Seal Roofing, Sealant and Why Neither Fixes a Leak
This section exists because a lot of people arrive here looking for a product when what they need is a repair, and it is worth being straight about it.
What sealing does. The topcoat in a roof painting system is a sealing membrane. On concrete tile it seals a porous surface so the tile stops absorbing water, which slows lichen growth and reduces the freeze and thaw stress that breaks tile edges down. What it does not do. Sealing leaking roof tiles from above does not stop the water. Reseal roofing as part of a repaint, yes. As a substitute for a repair, no. If someone quotes you a "seal" to stop an active leak without going up to find the cause, that is the quote to walk away from.
Painting Metal, Colorbond and Roof Sheets
Metal roofs are painted too, and the system is different enough that it deserves saying.
Paint for roof sheets is not the same product as tile coating. Steel needs an etch or rust-converting primer where tile needs a sealing primer, and roof sheet paint has to stay flexible enough to handle a metal roof expanding and contracting through a forty-degree day.
Can a Colorbond roof be repainted? Yes, provided the steel is sound. The factory finish weathers and chalks long before the substrate goes, and a keyed, primed, twice-coated Colorbond roof returns to full colour for a fraction of replacement. It has to be properly prepared - paint will not bond to a cured factory finish that has only been hosed down.

Solar Panels and Roof Painting
Solar changes the job and it is better raised at the quote than discovered on day one.
Panels have to be worked around or lifted. Painting under and around a mounted array without removing it means hand-cutting into every panel edge, which adds time and leaves a visible line if it is done badly. Temporary removal and reinstatement is cleaner and is coordinated with your solar installer rather than absorbed silently into a painting quote.
Overspray is the real risk. A sprayed roof and an unmasked array is an expensive mistake, and cleaning coating off panel glass is not always fully successful. Masking is not optional and any quote that does not mention it has not thought about it.
If you are planning solar in the next couple of years, paint first. Doing it in that order means the roof is coated underneath the mounts rather than around them, and you are not paying for panel removal twice.
