On an industrial roof, the repair is the cheap part
A leak over a racking bay, a production line or a switchboard costs more in stopped output and damaged stock than the roof work costs to fix. That is why we quote the roof, the access and the staging as separate visible lines, and why we will work nights, weekends or a planned shutdown window rather than ask you to stop trading. $0 call out, fixed written quote before anyone climbs, and nothing payable beyond a $100 refundable deposit until the job is done.
What Makes an Industrial Roof Different
| Factor | Commercial roof | Industrial roof |
|---|---|---|
| Typical roof area | 200 to 2,000 square metres | 2,000 to 20,000+ square metres in a single plane |
| Structure | Steel purlins over a modest span | Long-span portal frames, deep purlins, larger deflections under load |
| Sheeting | Klip-Lok, Trimdek or Spandek in shorter runs | Long-run sheeting, often single lengths over 30 metres with real thermal movement |
| Roof forms you meet | Skillion, parapet, plant decks | Sawtooth, monitor roofs, translucent light sheets, roof safety mesh |
| What is underneath | Offices, retail, tenancies | Racking, stock, production plant, forklift traffic, switchboards |
| Access | Anchor points or an elevated work platform | EWP, scissor lift, scaffold or a crane lift for sheet bundles |
| Cost of stopping | A closed floor or tenancy | A stopped production line, measured per hour |
Industrial roofing is not commercial roofing at a bigger size. The span, the sheet lengths, the access and the consequences of getting it wrong are all different, which is why we treat it as its own trade rather than a scaled-up version of the same job.
Signs Your Industrial Roof Needs Repair
Industrial roofing problems announce themselves late. A warehouse roof is rarely walked, almost never inspected, and the first symptom is usually water on a concrete floor a long way from where it entered. These are the signals worth acting on.
Water on the floor with no obvious source above it. On a long-span roof at low pitch, water entering at a failed side lap runs along a purlin and drops wherever the purlin stops. On a 40-metre span, the entry point and the puddle can be most of that distance apart. This is the single most common reason an earlier industrial roofing repair did not hold - the wrong point was sealed.
Rust rings at fasteners, across a whole bay. Neoprene washers perish under UV long before the sheet does, and they perish at the same rate across an area laid on the same day. Once one bay starts leaking at the screws, the rest of that bay is on the same clock. Refastening the area is almost always cheaper than returning four times.
Corrosion along side laps and at cut edges. Colorbond and Zincalume are coated products, so every lap, screw hole and cut end is a break in that coating. The underside of a lap is routinely far worse than the visible surface suggests.
Ponding between purlins. Water still sitting 48 hours after rain means the fall has gone, usually through purlin deflection under load or a roof laid close to its minimum pitch. Ponding accelerates corrosion exactly where the sheet can least afford it.
Box gutters running full or overflowing inside. An industrial box gutter carries an enormous catchment. When it surcharges it does not spill outside the building, it spills onto whatever is stored below. If yours has ever overtopped, the sizing, the sump and the overflow provision need checking against AS/NZS 3500.3 rather than just clearing.
Translucent sheets that have gone brittle or yellow. Fibreglass and polycarbonate light sheets have a far shorter service life than the steel around them. They crack, they leak, and a person can put a foot through one - which makes them a safety issue as much as a waterproofing one.
Sheets drumming or lifting in wind. A sheet that moves under a gust has lost fixings. Adelaide's summer gust fronts and winter frontal systems find every one, and on a long-run roof a lifted sheet peels progressively rather than failing all at once.
If any of these are present, a free inspection costs nothing and gives you a written position on whether this is a patch, an area refasten, or a re-sheet.
Industrial Roof Repair Cost in Adelaide
| Scope | Typical cost | What it covers |
|---|---|---|
| Leak investigation and targeted repair | $2,000 to $4,000 | Access set-up, water testing to isolate the entry point, resealing or replacing failed fasteners, laps and flashings in a defined area |
| Area refasten, one bay or run | $3,500 to $7,000 | Replacing perished fasteners and washers across a whole area rather than chasing individual leaks that are all the same age |
| Sheet replacement, part runs | $4,000 to $9,000 | Removing and replacing corroded or damaged sheets, matching profile and colour, refixing to purlins to AS 1562.1 |
| Box gutter repair or replacement | $5,000 to $12,000 | New box gutter, sump and rainhead, sized with overflow provision to AS/NZS 3500.3 for the catchment it actually serves |
| Translucent sheet replacement | Quoted per sheet on inspection | Replacing brittle or cracked light sheets, with safety mesh where the roof has none |
| Whole-of-roof re-sheet, larger sites | From $40,000, quoted per square metre | Full re-sheet on a warehouse or factory. Large simple roof planes price at the lower end of the metal roofing range because the geometry is repetitive and the runs are long |
| Emergency make-safe, any hour | $0 call out | Attendance, containment and temporary weatherproofing. The permanent repair is priced in daylight |
Bands are for planning, not a quote. Every industrial job is measured and fixed in writing after inspection, and the inspection is free. No industrial roofing company in Adelaide publishes a figure anywhere - we do so you can sanity-check any quote you receive, including ours.
What Drives the Price of an Industrial Roof Repair
Two warehouses of identical floor area can differ by a factor of three on the same scope. These are the variables that actually move the number.
Access and how the material gets up there. Usually the largest line after the roof work. A low-eave warehouse with a compliant ladder and anchor points is the cheap case. A high-eave building needing a scissor lift inside, an EWP outside, or a crane lift to land sheet bundles on the roof can add thousands before a screw is turned. On long-run re-sheets the sheets often arrive on a single trailer and must be craned in one lift, which has to be booked and scheduled.
Whether the building keeps operating. Working over live racking, a production line or a food-grade area is a different job from working over an empty shed. Out-of-hours, night and weekend rates cost more per hour and cost far less overall than stopping output.
What sits directly below. Switchboards, server racks, cold storage, packaging lines and stock all change the containment we build before anything is opened. On some industrial sites the protection below the work takes longer than the repair above it.
Sheet profile, length and whether it is still made. Klip-Lok, Trimdek, Spandek, Longspan and custom orb are all current. Older industrial buildings routinely carry discontinued profiles or non-standard rib spacings, and matching them means either sourcing a compatible sheet or replacing a wider area than the damage strictly requires. Very long single runs also have to be rolled to length, which affects lead time more than price.
Condition of the purlins and structure. Purlins, bracing and portal frames are assessed before any surface repair is priced. Corroded purlins under a leaking lap turn a resealing job into a structural one, and finding that out halfway through is how variations happen. We look first.
Roof form. A single-plane skillion is the simplest case. Sawtooth and monitor roofs multiply the number of gutters, valleys, flashings and glazed elements, and each one is a potential entry point that has to be inspected and priced separately.
Asbestos. Pre-1990 industrial roofs are frequently asbestos cement sheeting, and that changes the job completely - see below.
Industrial Roof Types We Repair
Klip-Lok, Trimdek, Spandek, Longspan and custom orb over steel purlins, in runs that carry real thermal movement. Repaired and refixed to AS 1562.1, with fixings selected for the wind classification under AS/NZS 1170.2.
Large single-plane roofs over racking and stock, where the containment below the work is planned as carefully as the repair above it. Where the sheeting is past patching, a factory roof replacement is quoted and staged the same way as a repair.
Roofs over live plant, where the work is staged around production hours, planned shutdowns or night shift rather than asking the line to stop.
Older Adelaide industrial stock through Bowden, Thebarton, Hindmarsh and Port Adelaide. More gutters, more valleys, more glazing - and every one an entry point.
Internal drainage carrying very large catchments. Sized with overflow provision to AS/NZS 3500.3 rather than matched to whatever was there before.
Fibreglass and polycarbonate light sheets that go brittle decades before the steel around them, replaced with safety mesh installed where a roof has none.
Working Around Production, Not Through It
This is the part no industrial roofing company in Adelaide writes about, and it is the first question every plant manager actually asks.
The roof invoice is rarely the biggest number. A day of stopped output on a production line, a shift of idle staff, or a pallet of ruined stock will usually exceed the cost of the roof work several times over. So the scheduling is not an administrative detail - it is most of the commercial decision.
How we stage it. On an occupied industrial site we agree, before the first day: hours of work, whether the area below is cleared or protected in place, how material gets onto the roof, where the EWP or crane stands, and what happens if weather stops the job mid-open. Nothing gets opened up that cannot be made watertight again the same day.
Night, weekend and shutdown work. We work outside production hours where the site allows it. Planned shutdown windows are the ideal case - a Christmas or Easter closedown is when the largest industrial roofing work should happen, and it books out months ahead. If you have a shutdown coming, that is the conversation to have now rather than in the week before.
Hot works and permits. Any cutting or grinding on a roof over a facility with combustible stock needs a hot works permit and a fire watch. We work to your permit system rather than around it, and we will ask for it rather than wait to be told.
Forklift and traffic separation. Where an EWP or scissor lift is working inside, the exclusion zone has to be agreed with whoever runs the floor. That is a five-minute conversation that avoids a very expensive incident.
Emergency attendance is 24 hours a day. A roof failure over stock or plant does not wait for business hours, and the cost of waiting until Monday is almost never the cheaper option. Details of how after-hours attendance works are on our emergency and storm roof repairs page.
Access, Height Safety and Getting Material Onto the Roof
Industrial roofs are high, large, and frequently have no fall-protection system at all. Under the Work Health and Safety (WHS) Regulations 2012 (SA), work where a person could fall more than two metres requires documented control of that risk, and on a warehouse eave that is never in question.
The methods, and what each costs you. Anchor points and a static line to AS/NZS 1891 are the cheapest per visit once installed. Temporary edge protection to AS/NZS 4994 suits a defined work area. An elevated work platform reaches an eave or a gutter line from outside. A scissor lift works from the floor inside where the building is clear. A crane is for landing sheet bundles, not for people.
Roof safety mesh matters more here than anywhere else. Industrial roofs carry translucent light sheets that will not hold a person's weight, and they look identical to steel from above once they have weathered. Safety mesh to AS/NZS 4389 under the sheeting is what stops a fall through one. Older buildings frequently have none, and it can be installed as part of a re-sheet at a fraction of what it costs as a standalone job.
A building with no access system costs more on every trade. Roofers, refrigeration technicians, solar installers and electricians all price the access. Installing a compliant system once usually pays for itself across a building's maintenance cycle.
Anchor points need certification, not just existence. Anchor and static line systems require periodic inspection and recertification. An untested anchor is not a control, and anyone clipping onto one is managing the appearance of the risk rather than the risk.
We assess access on every free inspection and quote the roof work and the access method as separate visible lines, so you can see what you are paying to fix the roof and what you are paying to reach it.
Asbestos on Older Industrial Roofs
A large share of Adelaide's pre-1990 industrial building stock is roofed in asbestos cement sheeting - Super Six corrugated profile being the most common. On a warehouse or factory this is not a footnote, it is the single biggest variable in the job.
Asbestos cement cannot be drilled, cut, pressure cleaned or walked carelessly. Repairs are limited, removal is licensed work, and in South Australia air monitoring by an independent licensed assessor is required. It also changes the economics: once a roof of this age needs significant work, removal and replacement is frequently cheaper over any sensible horizon than repeatedly patching a material that cannot be safely worked on.
The practical test is whether the sheeting is intact and stable or has begun to weather and fret. Intact sheeting can often be left and managed. Fretting sheeting is releasing fibre and is a different conversation.
We coordinate licensed removal and the replacement roof under one contract so there is no gap between the roof coming off and the new one going on. The full detail, including combined pricing, sits on our asbestos roof replacement page.
Repair, Refasten or Re-Sheet
| What the roof is doing | The right call | Typical cost |
|---|---|---|
| Isolated leak, sheeting sound, fault at a lap or penetration | Targeted repair | $2,000 to $4,000 |
| Leaks appearing across one bay, screws rusting, sheet still sound | Area refasten - do the whole bay, not the leaks | $3,500 to $7,000 |
| Box gutter surcharging into the building, or no overflow provision | Box gutter rectification to AS/NZS 3500.3 - do not defer this one | $5,000 to $12,000 |
| Surface corrosion widespread, no perforation, purlins sound | Clean, treat and recoat rather than replace | Quoted on inspection |
| Perforation, corroded purlins, or a discontinued profile beyond partial repair | Whole-of-roof re-sheet, staged if the site is operating | From $40,000 |
| Asbestos cement sheeting, fretting or weathered | Licensed removal and replacement, not repair | See asbestos roof replacement |
Three of these six rows point away from the largest job. We repair, refasten, recoat and re-sheet, so there is no commercial reason for us to route you to the biggest one.
How an Industrial Roof Job Runs
Free site inspection
We attend, walk the roof where it is safe to do so, assess the sheeting, the drainage, the purlins and the access, and find the actual entry point rather than the puddle below it. No call out fee, no inspection fee.
Written scope and fixed price
Roof work, access method and staging quoted as separate visible lines, with exclusions stated. Written so a facility manager can put it in front of a financial approver without translating it.
Staging and permits agreed
Hours of work, shutdown windows, hot works permits, exclusion zones, crane or EWP positioning and material handling all confirmed before the first day, not on it.
Containment below, then the work
Protection set up under the work area before anything is opened. Nothing gets opened that cannot be made watertight again the same day.
Water test and handover
The repair is water tested where the fault was a leak, the site is cleared, and you get photographs of what was found and what was done. $100 refundable deposit on acceptance, nothing further until completion.
Where We Work - Adelaide's Industrial Precincts
Industrial roofing Adelaide wide is dispatched from our base in Kensington Park, and unlike our residential work it is not confined to the eastern suburbs. Industrial stock sits where the land is, so the work concentrates in a handful of precincts.
The northern belt - Wingfield, Dry Creek, Gepps Cross, Regency Park, Kilburn and out through Direk, Burton and Green Fields. This is the largest concentration of warehousing and distribution in the state, and where most of our long-run sheeting work sits.
Port Adelaide and the inner west - Port Adelaide itself, Rosewater, Ottoway and Wingfield's western edge. Older stock, more sawtooth roofs, more asbestos cement, and a coastal environment that corrodes fixings and cut edges considerably faster than inland sites.
The inner-west industrial pocket - Thebarton, Mile End, Hindmarsh and Bowden. Heritage industrial buildings, many with sawtooth or monitor roofs, frequently converted to mixed use while keeping their original roof structure.
The south - Edwardstown, Melrose Park, Tonsley and down through Lonsdale. Tonsley in particular has changed use substantially while retaining large-span roofs built for manufacturing.
The airport precinct - Netley, Adelaide Airport and the surrounding light industrial.
Adelaide's climate does two specific things to industrial roofs. Long dry summers with sustained UV perish fastener washers and sealants faster than the steel itself degrades, so a roof can look sound from the ground while every fixing on it has reached end of life. Then winter frontal rain arrives in concentrated bursts onto box gutters and sumps that have collected nine months of dust, leaf litter and bird nesting - which is why most surcharge callouts we take fall in the first serious rain after summer rather than in the wettest month. Coastal sites near Port Adelaide add salt to that, and salt finds cut edges first.
Industrial work is one part of what Adelaide Roof Repairs covers - metal roofing, industrial and commercial alike - and we are a commercial and industrial roofing company running commercial & industrial roofing from the same business, so a portfolio holding both an office and a warehouse gets one quote, one team and one set of published prices. The office side of that is covered on our commercial roof repairs page, and where a roof has reached the end of its life rather than needing repair, commercial roof replacement carries the per-square-metre bands.
Choosing Industrial Roofing Contractors in Adelaide
Searching for industrial roof repairs near me returns the same names as a general roofing search, because most of them treat industrial as commercial work with a bigger number attached. If you are comparing industrial roofing companies, these are the questions that separate them.
Do they actually work in industrial? Industrial roofing contractors near me and industrial roofers near me are the same search with different nouns, and both surface general roofing companies more often than specialists.
Does the quote separate roof work, access and staging? One number for everything hides the two largest variables. You should see what you are paying to fix the roof, what you are paying to reach it, and what the out-of-hours premium actually is.
Do they quote industrial roof replacement and repair as separate options? Industrial roofing and repair work sits on a spectrum - patch, area refasten, recoat, re-sheet - and a contractor who only quotes the largest one has decided for you. An industrial roof replacement is the right answer sometimes, not by default.
Can they name the profile on your roof? Klip-Lok, Trimdek, Spandek, Longspan and custom orb are not interchangeable, and a contractor who has not identified yours has not been on the roof properly. Industrial roofing specialists who cannot tell you what you have cannot tell you what it will cost to match.
Will they work your shutdown? Industrial roofing companies near me will mostly say yes and mean weekdays. Industrial roofing solutions that only exist between 7am and 3pm on weekdays are not solutions for a facility that runs continuously. Ask directly about night, weekend and shutdown availability before you compare prices.
Are they licensed for the drainage work? Box gutters, downpipes, flashings and stormwater are licensed roof plumbing in South Australia. That is a licensing distinction, not a preference - and on an industrial roof the drainage is where the expensive failures happen. What the trade covers is set out on our roof plumber page.
Do they publish anything about price? Across every industrial roofing repairs near me result we could find, not one carries a figure. Across every industrial and commercial roofing page in Adelaide we could find, there is not a single dollar figure. We publish bands specifically so you can check any quote you receive against something.
That is also the honest answer on who the best industrial roofers are for your building: the ones who show you the reasoning. We are licensed under the Building Work Contractors Act 1995 and fully insured, with the licence number on every quote, and all our industrial roofing work is workmanship guaranteed.
FAQs
Common Questions About Industrial Roof Repairs in Adelaide
What does an industrial roof repair cost in Adelaide?
Most industrial roof repairs run $2,000 to $12,000 depending on scope and access. A targeted leak repair sits at the lower end and box gutter rectification at the upper. Whole-of-roof re-sheets on larger sites start around $40,000 and are quoted per square metre. Inspection is free and the quote is fixed in writing before work starts.
How is industrial roofing different from commercial roofing?
Scale, span and consequences. Industrial roofs run to thousands of square metres in a single plane on long-span portal frames, with long-run sheeting, sawtooth or monitor forms, and racking, stock or production plant underneath. Commercial roofs are smaller, shorter-span, and sit over offices, retail and tenancies.
Can you work outside production hours or during a shutdown?
Yes. Night, weekend and shutdown work is normal on industrial sites and usually costs far less overall than stopping output. Planned shutdown windows such as a Christmas or Easter closedown are the ideal time for large re-sheets, and they book out months ahead.
Do you repair warehouse roofs and factory roofs?
Yes. Warehouse roof repairs and warehouse roof replacement are the majority of our industrial work, along with factories, workshops and distribution facilities. Long-run metal sheeting on steel purlins is the dominant construction and what most of the work sits on.
Our roof is asbestos cement. Can it be repaired?
Only in limited ways. Asbestos cement cannot be drilled, cut or pressure cleaned, removal is licensed work, and South Australia requires air monitoring by an independent licensed assessor. Where sheeting has begun to fret, removal and replacement is usually the better economics than repeated patching.
Do we need anchor points before you can work on our roof?
Not necessarily, but the fall risk must be controlled somehow. Under the WHS Regulations 2012 (SA) a potential fall over two metres requires a documented control. Without a fixed system that means an elevated work platform, scissor lift or scaffold, which costs more per visit. A building with certified anchor points is cheaper for every trade that goes up.
Why does our box gutter overflow inside the building?
Because the overflow provision is missing, undersized or blocked. AS/NZS 3500.3 requires a box gutter system to discharge outside the building when the primary path is exceeded. On industrial roofs the catchment is very large, and extensions built without recalculating the drainage are the most common cause we find.
Do you offer scheduled industrial roof maintenance?
Yes. Industrial roof maintenance on a scheduled cycle means clearing box gutters and sumps before winter, checking fasteners and flashings, inspecting translucent sheets and reviewing plant penetrations. It costs a fraction of the reactive work it prevents and avoids the disruption as well as the damage.
How long will an industrial roof repair take, and how long is the roof open?
Most targeted repairs are a one to two day job and the roof is never left open overnight. An area refasten on a single bay runs three to five days. A whole-of-roof re-sheet on a warehouse is measured in weeks and is staged in sections, so only the section being worked is ever exposed. Nothing is opened up that cannot be made watertight again the same day, which is how we keep downtime to the hours you have agreed rather than the length of the job.
Do you attend industrial roof emergencies after hours?
Yes, 24 hours a day, seven days a week, with $0 call out at any hour. Overnight attendance is containment and make-safe - securing the entry point, tarping, clearing a surcharged box gutter or protecting stock and plant below. The permanent repair is assessed and priced in daylight, because a long-span industrial roof cannot be properly diagnosed in the dark and the rain.
Our leaks keep coming back after other repairs. Why?
Almost always because the entry point was never found. On a long-span roof water travels along a purlin before it drops, so the wet patch on the floor can be tens of metres from the fault. We water test to isolate the actual entry point rather than sealing where the water lands.
Which parts of Adelaide do you cover for industrial work?
The whole metropolitan area from our base in Kensington Park, concentrated in the northern belt through Wingfield, Dry Creek, Gepps Cross and Regency Park, Port Adelaide and the inner west, Thebarton and Hindmarsh, and south through Edwardstown, Tonsley and Lonsdale.
