Roof maintenance Adelaide - roof and gutter inspection underway on a tiled home in Adelaide's eastern suburbs

Roof Maintenance Adelaide

Roof maintenance in Adelaide starts with a free roof inspection and $0 call out - we check the roof, tell you what we found, and quote only what genuinely needs doing. Most roofs need a proper look every two to three years, and almost every expensive repair we attend was visible long before it leaked.

We respond to most enquiries the same business day.

Almost every expensive roof repair we attend was preventable

Cracked pointing, a lifted flashing, a valley filling with debris, a perished fastener - each of these is visible from the roof months or seasons before water reaches a ceiling. By the time it leaks you are paying for the roof work plus the ceiling, the insulation and sometimes the wiring. Roof maintenance is the cheapest work we do, and it is the only work that reliably stops us being called back for the expensive kind.

Maintenance, Repair, Restoration or Replacement - Which One You Need

What the roof is doingThe right callTypical cost
Nothing obviously wrong, not looked at in two or more yearsRoof maintenance inspection and serviceFree inspection, work quoted on findings
One or two isolated faults - a cracked tile, a lifted flashingRoof repairs$300 to $1,500
Pointing failed along the ridge lines, caps movingRepointing and rebedding$1,500 to $6,500
Whole roof tired - porous tiles, faded, pointing at end of lifeRoof restoration$3,500 to $9,000
Water already inside the houseRoof leak repairs$300 to $1,500
Structure or substrate gone, or the roof is past its service lifeRoof replacement$25,000 to $40,000 + GST

Roof maintenance sits at the top of this table on purpose. It is the only row where nothing has gone wrong yet, and it is the row that keeps you off the ones below it. Five of these six outcomes cost more than the maintenance that would have caught them.

What a Roof Maintenance Service Actually Includes

Almost nobody in Adelaide publishes what roofing maintenance actually covers, which makes it very hard to tell a real service from someone walking the roof for ten minutes. The importance of roof maintenance is easy to assert and hard to verify, so here is exactly what gets checked on a maintenance roofing visit.

Ridge and hip lines. Pointing inspected along its full length for cracking, crumbling and separation, and cap tiles checked for movement. Failed pointing is the single most common fault on Adelaide's tiled housing stock, and it is cheap to catch early and expensive to catch late.

Valleys. Valley irons cleared of leaf litter and checked for corrosion, particularly at the lower end where debris holds moisture against the metal. A blocked valley does not leak until the rain is heavy enough to back water up under the tiles, which is exactly when you least want to find out.

Flashings and penetrations. Every point where something breaks the roof surface - chimneys, vents, aerials, solar frames, air conditioning, skylights. On most roofs we inspect, the weak point is a penetration added after the roof was built, not the roof itself.

Tiles. Slipped, cracked, chipped and previously repaired tiles identified and counted, and the fixing of perimeter and ridge tiles checked. Broken tiles are usually cheap; the sarking and batten damage underneath them, once water has been getting in for a season, is not.

Fasteners and sheet laps on metal roofs. Screws and washers checked for perished neoprene and rust rings, and side laps checked for capillary draw and cut-edge corrosion. Fasteners fail across an area rather than one at a time, because they were all installed on the same day.

Sarking. Checked where it is visible from the roof space. Sarking is the second line of defence and its condition tells you how long a leak has actually been running.

Gutters and downpipes. Flow checked, debris cleared, brackets, joins and falls inspected. Full detail on that work sits on our gutter repairs and replacement page, and box gutters and stormwater are licensed roof plumbing work.

Roof space, from inside. Where access allows, we look up from the ceiling for staining, daylight, damp insulation and previous water tracks. Half of what a roof tells you is only visible from underneath.

You get told what was found, what needs doing now, what can wait a season, and what does not need doing at all. That last category is the one most homeowners never hear.

What We Look For, and Why It Matters

Cracked and perished pointing

The most common fault on Adelaide's tiled roofs. Flexible pointing to AS 2050 lasts far longer than the sand-and-cement mix used on older roofs, which cracks as the roof moves.

Debris in valleys and gutters

Leaf litter holds moisture against metal and accelerates corrosion. Nine months of Adelaide summer fills a valley quietly, then the first serious autumn rain finds it.

Slipped and cracked tiles

Cheap on their own. Expensive once a season of water has reached the sarking, battens and ceiling below them.

Perished fasteners on metal roofs

Neoprene washers fail under UV long before the sheet does, and they fail across a whole area at once because they were all fitted on the same day.

Failed flashings at penetrations

Solar frames, aerials, vents and air conditioning are holes in a waterproof surface. Most leaks start at something added after the roof.

Moss, lichen and organic growth

Common on south-facing pitches and shaded roofs through the older eastern suburbs. It holds moisture against the tile surface and speeds up porosity.

When to Book Roof Maintenance in Adelaide

Time of yearWhat to doWhy then
Autumn - March to MayThe best time. Full inspection and service before the wet seasonNine months of summer debris is sitting in your valleys and gutters, and the first serious frontal rain is what finds it. Fixing in autumn is planned work; fixing in July is an emergency callout
Winter - June to AugustReactive only. Leak repairs and make-safeRoofs are wet, coatings will not bond and diagnosis is harder. We work through winter, but it is the worst time to start planned work
Spring - September to NovemberSecond-best window. Inspection, plus any work deferred over winterRoof is dry enough for proper repairs, and you have time before summer heat
Summer - December to FebruaryRestoration and coating work, not urgent maintenanceDry and hot suits coating and painting. Sustained UV is also what perishes fasteners, sealants and pointing, so this is the season doing the damage you will find in autumn
After any severe stormInspection regardless of scheduleAdelaide gust fronts lift sheets and shift caps without leaving obvious damage from the ground. See emergency and storm roof repairs

No competitor in Adelaide publishes seasonal timing, and it is the single most useful thing a homeowner can know about roof maintenance. Book in autumn and most of what we find is a cheap fix. Book in July and it is already a leak.

How Often Does a Roof Need Maintenance?

Every two to three years for most Adelaide homes. House roof maintenance on a sound roof does not need to be more frequent than that, and searches for residential roof maintenance near me usually turn up annual plans that exist to sell visits. Concrete roof maintenance in particular runs on a slow clock - a concrete tile roof degrades over decades, not seasons. That is the honest general answer, and anyone selling you an annual contract on a sound roof is selling you visits rather than value.

Bring it forward to annually where any of the following apply:

The roof is over 30 years old. Pointing, fasteners and sarking are all approaching or past their service life, and small failures start clustering rather than appearing one at a time.

There are large trees overhanging. Common through Burnside, Toorak Gardens and the older eastern suburbs. Constant leaf load fills valleys and gutters far faster and keeps surfaces damp.

The roof carries solar. Panels add penetrations, add weight, and make sections of roof effectively un-inspectable without removing them. Faults under an array can run for years unnoticed.

You are near the coast. Salt attacks cut edges, fasteners and flashings considerably faster than inland exposure.

The house has heritage or character roofing. Original terracotta and slate are worth maintaining properly, and the material-specific detail sits on our tile roof restoration page.

After any severe storm, regardless of when the last check was.

Between visits, most of what matters can be watched from the ground - see below.

What Roof Maintenance Costs

The inspection is free, with $0 call out. We attend, check the roof properly, and give you a written position on what needs doing. There is no inspection fee, no call out fee, and no obligation to proceed.

Work found during maintenance is quoted from our published bands, so there are no surprises:

  • Minor repairs - cracked or slipped tiles, a lifted flashing, a cleared valley: $300 to $1,500, the same as any roof repair
  • Repointing ridge and hip lines: $1,500 to $3,500, or $3,000 to $6,500 with rebedding
  • Gutter work: $80 to $120 per lineal metre for replacement
  • Full restoration where the roof has gone past maintenance: $3,500 to $7,000 on concrete tile

Why we do not sell a fixed-price maintenance plan. A plan charges the same whether your roof needs anything or not, and it creates a reason to find work. A free inspection and honest findings costs you nothing when the answer is "nothing needs doing this year" - and on a well-kept roof that is often the answer. If we quote work, it is because we found something, and we will show you what.

A $100 refundable deposit applies only if you accept a quote, with nothing further payable until the job is complete.

What You Can Check Yourself, From the Ground

Most roof checks worth doing do not involve a ladder. Do not get on the roof - falls from height are the most common serious injury in home maintenance, and almost everything worth spotting is visible from below with a bit of attention.

From the ground, in daylight, walk the full perimeter and look for:

  • Ridge lines that are not straight. A dip or a wave in a ridge means bedding has failed underneath.
  • Visible gaps or white streaking along ridge caps. That is pointing that has cracked and is washing out.
  • Tiles out of line, or a different colour. Slipped tiles and previous patch repairs.
  • Gutters sagging, overflowing, or with plants growing in them. A gutter with a seedling in it has been holding soil and water for a long time.
  • Rust staining on fascia or walls below the gutter line.
  • Dark patches or heavy moss on shaded pitches.

From inside, in the roof space with a torch: daylight showing through, staining on the underside of sarking or on rafters, damp or compressed insulation, and any smell of damp. Water tracks leave marks even when it has not rained recently.

After any storm, look for tiles on the ground or in gutters, and for lifted or drumming sheets on metal roofs.

If you see any of these, that is the point to call - and a roof check near me search at that stage costs you a phone call rather than a ceiling. None of them is an emergency on the day you spot it, and all of them get more expensive the longer they run.

Signs Maintenance Has Been Left Too Long

Roof maintenance stops being maintenance at a fairly clear point. These are the signs the job has already moved up the ladder.

Staining on ceilings, even old and dry. Once water has reached plasterboard, the sarking above it has been compromised for a while. That is leak repair, not maintenance.

Pointing failed along entire ridge lines rather than in spots. Individual cracks are maintenance. A whole ridge line washing out is repointing or rebedding.

Tiles that are porous rather than damaged. A concrete tile that has lost its surface and darkens when wet is at end of coating life, not end of tile life. That is roof restoration.

Multiple leaks in different parts of the roof. One leak is a fault. Several at once usually means the roof has reached an age where everything is failing at a similar rate.

Sagging between rafters, or soft spots. Structural, and it means water has been in the battens or framing long enough to matter. This is the point where replacement enters the conversation.

We will tell you plainly which of these you have. On a roof that only needs maintenance, that is what we quote - we have no reason to sell you a restoration you do not need, because we do all of this work and get paid either way.

What Roof Maintenance Does Not Cover

Preventative maintenance has a boundary, and being clear about it up front avoids the most common disappointment in this trade - a homeowner who believed a maintenance visit was going to fix everything.

Maintenance is inspection, clearing and minor rectification. Clearing valleys and gutters, resetting a slipped tile, sealing a lifted flashing, replacing a handful of perished fasteners. Small work, done on the day, included or quoted at the low end of our repair band.

It is not a restoration. If the tiles are porous and the whole roof needs cleaning, repointing and coating, that is a different job at a different price. Preventive work cannot restore a surface that has already gone.

It is not a re-roof, and it will not extend a roof past its service life. A concrete tile roof runs 40 to 50 years. Maintenance keeps it performing to the end of that window - it does not move the window.

It does not cover storm damage. Damage from a specific weather event is usually an insurance matter and is handled as an emergency, not on a maintenance schedule.

It does not include work under solar arrays without panel removal. Panels can be worked around but not through. Where a fault sits beneath an array, removal and refit is a separate cost and usually involves the solar installer.

Roof care is a habit, not a product. Preventative maintenance is worth doing because catching a $400 fault stops it becoming a $4,000 one - not because it makes a roof last forever. Anyone selling it on the second promise is overselling it.

Adelaide's Climate Is What Makes the Timing Matter

Roof maintenance Adelaide wide is dictated by a climate that does two very different things to a roof in the same year, and understanding that is most of knowing when to book.

Long, dry, high-UV summers do the damage. Sustained ultraviolet perishes neoprene washers, sealants and flexible pointing far faster than rain ever does. Concrete tiles lose surface coating and become porous. Nothing leaks during this period, which is exactly why it goes unnoticed - the roof degrades in the months when it is never tested.

Concentrated winter frontal rain finds it. Adelaide's rainfall arrives in bursts rather than steadily, onto valleys and gutters that have collected nine months of leaf litter, dust and bird nesting. The first serious front of the season is when most of our leak calls arrive, and almost all of them are faults that formed months earlier in the dry.

Gust fronts are the wildcard. Summer and autumn gust fronts lift sheets and shift ridge caps without leaving damage visible from the ground.

Locally it varies. Character homes around Burnside, College Park and Toorak Gardens carry original terracotta under heavy tree cover, so leaf load and organic growth dominate. Mid-century concrete tile through Norwood, St Peters and Magill is the classic porosity-and-pointing profile. Newer Colorbond around Walkerville and Dulwich is a fastener and flashing story rather than a pointing one. We work across Adelaide's eastern suburbs from a base in Kensington Park.

Choosing Roof Maintenance Companies in Adelaide

Searching for roof maintenance near me returns mostly general roofing companies, because almost nobody in Adelaide offers maintenance as a defined service with a published scope. If you are comparing roof maintenance contractors, these are the questions worth asking.

Will they tell you when nothing needs doing? This is the whole test. A roof maintenance company that finds work on every visit is not maintaining your roof, it is farming it. Ask directly what happens if they find nothing.

Do they publish what the inspection covers? This is what separates the roof maintenance services near me results from each other. Professional roof maintenance has a defined scope - ridge lines, valleys, flashings, penetrations, fasteners, sarking, gutters and the roof space. If nobody will tell you what gets checked, you cannot tell whether it was.

Do you get photographs? You cannot see your own roof. Findings without pictures are an assertion.

Is the inspection genuinely free, or free-with-conditions? Plenty of roof maintenance companies near me advertise free and mean free-with-a-quote-accepted. Ours is free with $0 call out, whatever we find and whether or not you proceed.

Do they actually carry out the work they find? Some contractors' roof service offering is inspection only, and the roof service, repair and follow-up work then gets handed to someone else. We do the inspection and the work, so roof repair and maintenance services come from the same team and the person who quotes is the person who does the job.

Are they licensed and insured for the repairs, not just the look? Roof repairs and maintenance are building work. We are licensed under the Building Work Contractors Act 1995 and fully insured, with the licence number on every quote, and all our work is workmanship guaranteed.

Affordable roof maintenance is not the cheapest visit - it is the one that catches the $400 problem before it becomes the $4,000 one. That is the entire economics of roofing and maintenance, and it is why we lead with a free inspection rather than a plan.

FAQs

Common Questions About Roof Maintenance in Adelaide

What does roof maintenance cost in Adelaide?

The inspection is free with $0 call out, and there is no fee whatever we find. Any work identified is quoted from our published bands - $300 to $1,500 for most minor repairs, $1,500 to $3,500 for repointing. If nothing needs doing we tell you and there is nothing to pay.

How often should a roof be maintained?

Every two to three years for most Adelaide homes. Move to annually if the roof is over 30 years old, has heavy tree cover, carries solar, sits near the coast, or is heritage terracotta or slate. Also inspect after any severe storm regardless of schedule.

What is the difference between roof maintenance and roof repairs?

Maintenance is scheduled work on a roof where nothing has obviously failed yet - inspecting, clearing, and catching faults early. A repair fixes something that has already gone wrong. Most repairs we attend were preventable faults that were visible months earlier.

When is the best time of year for roof maintenance in Adelaide?

Autumn, between March and May. Nine months of summer debris is sitting in your valleys and gutters and the first serious frontal rain is what finds it. Booking in autumn makes it planned work; the same fault in July is an emergency callout.

How long does a roof maintenance visit take?

A standard inspection on a single-storey home takes about an hour to ninety minutes, including the roof space and gutters. Minor work found on the day - clearing a valley, resetting a slipped tile - is usually done in the same visit. Larger work is quoted and scheduled separately.

Do I need council approval for roof maintenance?

No. Maintenance and like-for-like repair are not alterations and do not require development approval. Approval only becomes relevant if you change roof material, profile or colour on a property inside a Historic Area or Character Overlay, which affects a number of streets through Burnside and Norwood.

Do you offer emergency roof repairs if maintenance finds something urgent?

Yes, and we attend emergencies 24 hours a day, seven days a week with $0 call out. Urgent faults found during a maintenance visit are made safe on the day where possible, with the permanent repair quoted separately.

Do you do roof maintenance on metal roofs as well as tile?

Yes. On metal roofs the focus shifts to fasteners, washers, sheet laps, cut-edge corrosion and flashings rather than pointing and bedding. Metal roof maintenance near me searches usually mean Colorbond or Zincalume, and both are covered.

Can you inspect a roof for leaks even if it is not leaking now?

Yes, and that is the best time to do it. A roof leak inspection while the roof is dry lets us find the fault that will leak in winter rather than trace water in the middle of a downpour. Leak detection is included in the quote rather than billed on top.

Do you provide roof maintenance and repairs for the whole eastern suburbs?

Yes. Roof repairs and maintenance across Burnside, Norwood, St Peters, Kensington, Toorak Gardens, Dulwich, Magill, Rostrevor, Walkerville and the surrounding areas, from a base at Kensington Park.
